Browse Forums General Discussion 1 Oct 03, 2018 1:27 am Hi guys please give me some advices or any solutions for this please We are going to start construction next week for my new house, its my 1st house so I am real short of knowledge and I got ripped off, we found out we only have 28c ceilings height all over the house yesterday, i know right' what the... is going on', the builder didn't explain to me properly so I just know I have 28c ceilings height just before 1 week to start doing construction, i ask them to upgrade and they say cant cause council approved for that 28c ceiling height already!?!?! I am looking for some builder that can take me over to their company with a better deal if they see!?! I got finance approved and land settlement already so just about to build , 4bed2bath2garage 28c house height 25c garage and porch - 189k ,I hope we still can move to another builder as we haven't started slab yet!! Re: Need advicesssss 2Oct 03, 2018 8:20 am Need clarity on 28c - do you mean 2800cm that is 2.8m ? These days many builders offer 2.4m as standard. Some upgrade that to 2.6m. So in my opinion your 2.8m is quite good. The height of course is relative to other features of your house. I mean if you have a lavish design with super size tall windows, inclined ceilings and the works..then 2.8m may not fit in. If the CDC/Council approval is for 2.8m, then you will have to stick to that. Unless you redraft and resubmit the plans. Simply moving to another builder will not solve the issues instantly. So to get the extra ceiling height but at the same budget is unlikely. Because not only will the ceiling height change, but also the doors and windows probably. And wouldn’t you have to go through council again even if you change builders? I assume the height of you roof will change too. I’m not sure what 25c garage means. Builder is correct in saying reworked plans will have to be resubmitted, depending on your house design it might be possible to increase some ceilings with bulkheads without resubmitting. But if you want to go higher you will be hit with extra cost & delays, switching builders a week before they go to site would most likely cost you more money & time.
