There is also an access road into the estate... very muddy and it was raining.. so didn't venture in too much. Definitely some action though. That's great about the sunset clause if that's the case! Consider this folks, establish houses are falling like a rock. By the time title is due or sunset period expires (which is more than likely the case) do you : A. Walk away from Mystique and buy an established house, or B. Continue with Mystique, pay a higher premium for *YOUR* land and hopefully turnkey in 2021? Look at these rough sums, using our budget (land+house+stamp duty is $700k) - Established house in Wollert: - November 2018 sale price 700k + stamp duty $39k........................... = $739 - November 2019 sale price (5% decrease) $665K + stamp duty $37k = $702 - November 2020 sale price (5% decrease) $631k + stamp duty $34k = $665 - November 2021 sale price (5% decrease) $600k + stamp duty $32k = $632 We can play the "what ifs" all night with the above figures but lets say house prices do fall by 5% each year until 2021. Why on earth would I stay with Mystique at spend $700k (not including the new land value post sunset) when I can buy pretty much the same thing for $70k less. Just think about this neighbours!!!!!
