Re: Stormwater Charged System Required? 4Aug 13, 2018 9:20 pm StructuralBIMGuy @Jcal What is the level at the discharge point? Usually, a sealed pressure drain system is required when the house FFL is below the discharge point Both the discharge invert level (99.7) and the FFL (100.51) are stated on the attachment OP provided. I would have thought the FFL has no bearing on the system type, but the FSL might? (assuming its a waffle pod slab anyway) Re: Stormwater Charged System Required? 5Aug 14, 2018 7:19 am Thanks, 100.51-99.7 =..81m, should be OK What are they charging for the up grade? Flat block, FFL 66.325, kerb outlet 65.46. House is setback 4.5 metres and then spans 21.5m. Builder is doing charged system to two kerb outlets and looking over the stormwater plans has made a point that surface water drainage can’t be connected to the charged system (for obvious reasons) and customer is to provide alternative discharge lines for this. I’m in a conundrum as we are on a narrow block there’s not a whole lot of room for additional runs. Is it worthwhile engaging someone separate to the builder to look over everything I have and make a suggestion? Re: Stormwater Charged System Required? 10Jul 20, 2019 8:36 am tobes86 I’m in a conundrum as we are on a narrow block there’s not a whole lot of room for additional runs. On narrow difficult blocks, The last technical items should really be considered first, eg retaining, services, etc Otherwise, once the house is built, you are left in a worse position than when you started..with no alternate solution tobes86 Is it worthwhile engaging someone separate to the builder to look over everything I have and make a suggestion? Absolutely, Often stormwater is designed by the draft person, discussed at prestart by someone not qualified and correctly re-engineered later as a post contract variation at your considerable/additional cost.... OT, Siteworks should be sorted and certified up front. There is also the problem of what gets built on site, eg incorrect levels, etc hth Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Once you know the basics, the rest is easy.
