My family is building a new home in Jordan Springs, Sydney. We have a 1m slope in the backyard which is going to need some cut and fill. Our house level is currently at 12.6 and our alfresco will be at 12.5, but our yard level is to be cut at 12.2, which doesn't make sense to us. When i asked why the drop in level i was told it was a building code (didn't say which one and then told me he would let me know and still hasn't). I am unable to find anything to verify this, i have scoured the internet and my local council to no avail and i find this hard to believe when i have been in many houses where the alfresco extends straight onto the grass or has a 100mm maximum drop. Can anyone verify or deny this please as we refuse to lodge our plans without some kind of evidence of this being a requirement. Thank you. Our yard is 25m across, right side is level 12.000 and left side is level 13.000, the plan was to cut at 12.5 and fill. Maximum cut and fill by builder as included as standard is 500mm .. so by the builder saying to us that we need to cut at 12.2 would add additional costs to our build which we do not believe are required. In most cases waffle pod slabs will be 400mm total depth, that's a 300mm high void former and 85-100mm of concrete, based on the levels you provided it seems about right. Once the house is built you will need to backfill up against the slab so if you can stockpile the cut material on-site you will save some money on having to importing it. You should be able to backfill at least half way up the slab but it all depends on how many brick courses your rebate is and what type of termite protection you are using (Kordon states that backfill needs to be 70mm lower than the rebate where their barrier gets installed.) Will having a step or 2 inside your home reduce some need to cut, less retaining of cut on left side. Could have higher floor to ceiling on one side with entry and living areas on right, if it’s your north side. I’m a dummy so likely a stupid question. It’s just something I hadn’t considered as I had a custom KDR builder and not an architect. I’ve seen some smartly planned homes in magazines. We have a M class slab, no waffle pod, and have not seen any specific requirements from our termite protection providers. We already have 2.6 high ceilings and unfortunately no room in the budget to step up to higher ceilings. Also, cannot have steps as we have 2 kids under 4. Basically what I am gathering from this is that there is no actual building code that states we must drop 300mm from alfresco to yard??
