Are you going CDC route with Ryde City Council? Wish we could do CDC but have to go DA route bc our neighbour's tree is too close to our boundary. Fingers crossed it won't take too long! Good luck Zen, that was exactly our problem and it sent us down the DA route. Bricks seem to be the current talking point. We went with Austral Rosewood from Wilderness range with black windows but Monument everything else including a colourbond roof. We started with windows selected first as that was all we wanted. We’re building a Sienna Contemporary facade in Ryde Council. Demo complete and handed over to them this week. Expecting the slab complete by end of August. All progress to date has been good albeit slow with Ryde Council and a pesky tree. We’re tracking our progress on Instagram if you’re interested. Only pics so far are floorplan and demo. We’ll upload our selections over the coming weeks. On Instagram it’s Rebuilding_theLows. Hi Morri! Welcome, great to have another HHH on board and especially great for me another one in my local hood. We look like we are on the same timeplan. I've got mixed emotions about seeing it knocked down so I'm not too upset that I'll miss this stage. BTW Kjane and Seren1ty, we were quoted about $10K ($80 per square metre) for laminate to the whole of the first floor and stairs for an elyse 38 (excluding bathrooms and toilets). I know this is a subjective question but do you think this is worth it considering you got bamboo and laminate to your ground floors? (I am hoping you will say yes...:-D:-D) Does anyone think outsourcing the flooring till after handover will save much? Just wondering if anyone chose a white/light coloured caesar stone for their kitchen and if they had any problems with stains from things like red wine or tumeric. I have been reading conflicting accounts of caesar stone some claiming it stains while others say it is impervious to stains. Hi tand, How many colours of caesar stone can we choose as a standard for H&H Premium Inclusion? Do you have photos to share for these standard caesar stone range? From my research, the caesar stone should be not easy to get the stain, as long as you clean up straight away after the split. Thanks in advance! We are putting in vintage chestnut 12mm laminate to the entry, hall, linen, family, theatre, meals, kitchen, study nook and pantry. So essentially everywhere downstairs except the front bedroom and stairs. Carpet on stairs and upstairs. We upgraded the underlay for both the laminate and carpet. Our total upgrade price was $3070. To do the stairs was going to be an extra $2840 (with the upgraded underlay and stair nosing). Just reread your question and you are talking about the first floor, silly me! As you said that is really personal taste, if you like it go with it We went with carpet upstairs as we wanted a cosy soft feel, we are a shoes off in the house and no food upstairs family so hope it won't get too dirty. I guess you'd have to make sure you go with really good acoustic underlay as it may get noisy downstairs otherwise. Did you enjoy the selections part? What have you chosen for your kitchen? I loved choosing the tiles for the splashback and bathrooms the most. I know my upstairs area is larger than your downstairs Kjane, but I wasn't expecting my cost to be almost double. I selected an 8mm "midnight oak brown" laminate. We've enjoyed all the selections so far even though it consumes so much time. We ask for lots of quotes and are still deciding what to select. Still have the tiles selection to go next week. Due to the builder's margin, the upgrade always more expensive than done after the handover. But keep in mind, there will be the issue with the builder's warranty for the items done after the handover. For us, we haven't go that far yet. But we will try to upgrade any structure items which hard to improve in the future as much as possible. And we will try our luck to stick with the standard inclusion for other items to keep our budget on the track. Do you think this strategy will work as per internal selection you just experienced? Very apprehensive what comes back given the stormwater issues HHH raised in our tender presentation. Wonder if the $20k stormwater provision in our tender will be used up...? Fabulous to hear that you have no major issues that need to be sorted, you'll be moved in no time. Thanks for the photo's. What are you thinking for lights in the stairs, entry and kitchen island? Hope you were able to source a good electrician. Thank you kjane! Yep we're pretty happy with the build quality. They've started on the remaining items and hopefully they will be all fixed soon and we'll be in! We've found an electrician who seems on the ball for a great price (PM me if you're interested in his details). We're planning to have all the upstairs downlights, fans, external lighting, entry feature light and pendant lights installed in-between handover and actually moving in. Apparently we avoid a lot of dust if we do it this way, and we get to move into a finished home For our entry feature, we are getting a Senorita 3 Pendant Light, and for Kitchen pendants we are getting three matching Senorita 1 Pendant Lights. For over the stairs, as it's so close to the entry feature light anyway, we are just having a single downlight installed. Hopefully they all tie in with the wood floors and handrails Senorita 3 Senorita 1 Hi Seren1ty, We are preparing for our electrical appointment (it is now being done directly with H&H). I know a sparky that can do electrical work for us post handover. How did you go about getting H&H to wire up things up for you to install later. I am particularly interested in down lights, external lights and security camera/sensors. Hopefully, H&H can put the price down for electrical items, since it is done directly with H&H. Best wishes! Demo started the day after we notified them of gas being disconnected. We went CDC route which I think sped things up. Thanks![/quote] We disconnected electricity and wifi, no gas and water just stays there and Demo Corp caps it off at the mains. Fence hires was about $300. And they were cheapest out of 3 quotes.
