Yes.. all doors & windows are increased to match the ceiling height Re: Building Metricon Liberty 40 Schofields 43Aug 02, 2018 9:49 pm Simon M glad i found this thread. i just went ahead with the initial site inspection today for the liberty 40. was originally going to go with the lavelle 50 but just couldn't justify the extra $230k it costs extra. i love the changes you've made to the plan. what extras did you end up getting from their $50k package? Thanks Simon, We actually ended up getting a lot of upgrades & we only had the $15K package The must have upgrades could be upgraded carpet, size of floor tiles, niches in shower area, upgraded doors throughout the house etc. $50K could get you heaps of upgrades. which area are you building? We are building in Concord. It's an older area but larger land. The salesperson included the $50k upgrade pack and $10k pack at no added costs but it still sits near the 560K mark. Looking forward to following your build journey and hope it'll give us light on what to look out for. I think the biggest thing we know that will have to be put in after handover is the cabinetry. I have visited the display home in Brookwater QLD and noticed those cabinets in the room and wardrobes are not cheap Re: Building Metricon Liberty 40 Schofields 46Aug 25, 2018 3:42 pm Wild Hi Johar, Hope your build is going fine, did you engage any private inspectors to conduct the inspection yet ? Or any plan to do it for PCI ? Hi bud, Build is going fine. We just received the 2nd invoice for the frame stage. We did engage houspect for 5 stages. They did point out a couple of critical errors during slab inspection which Metricon confirmed that they’re going to fix. Re: Building Metricon Liberty 40 Schofields 47Aug 25, 2018 3:50 pm So good to see the frame almost completed. Had a chat with the building inspector yesterday who advised the following will be done in coming week: 1. Building scaffolding 2. Top & bottom roof gutters 3. Top floor plumbing The. Hebel is planned for the following week Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: Building Metricon Liberty 40 Schofields 48Sep 30, 2018 7:26 am Delayed post. Unfortunately I wasn't aware of the options like like reversing the bottom floor rear end as this would have suited our land much better than the "default". With the changes you made to the top floor, is it still 40 squares? I just can't get it in my head how adding an extra Master Bedroom would still keep within the same size. I really love this design and I thought the 2nd master bedroom is such a master stroke which can somewhat future proof it for most families i.e. giving it to one of the children once they get older to live in. Re: Building Metricon Liberty 40 Schofields 50Jan 11, 2019 2:05 pm Thanks Judder, It works out to 45 squares now. We only reversed the front coz we had to as per the land requirements. But pretty happy with how it worked out in the end. 2nd master bedroom design couldn't have been achievable without our sales consultant Roger Grant who was immensely helpful throughout the whole process. Can't wait for the handover now Re: Building Metricon Liberty 40 Schofields 51Jan 11, 2019 2:16 pm johar.ankur Thanks Judder, It works out to 45 squares now. Can't wait for the handover now Thanks for sharing! Yes you must have been very lucky to get a good sales consultant! When we were building ours barely anything could be modified floorplan wise. If I can ask, did you have something in mind and he came up with the amended plans or was it a case of you had something drawn up on the amended plans and he helped you push it through? I've always wondered how you got them to agree to remove a bathtub altogether... Good luck! Re: Building Metricon Liberty 40 Schofields 52Jan 11, 2019 2:24 pm Thanks mate, We wanted an extra master bedroom. That's something we always had in mind so that was the first requirement we told every consultant we met as no standard design comes with 2 master bedrooms on upper level. Fortunately, our land size was big enough to cater for an extra bedroom so Roger designed this per our requirements. I remember he did come up with quite a few designs & alterations but we finally stuck to Liberty 40 with this modification, We also added a powder room downstairs which is quite squeezy but could come in handy at times. We also prefer to have bigger shower screens than a bathtub so that was an easy job for them to remove. You don't get as much credit for these items as you expect though. Having built about 7 years ago albeit with a different builder, we are helping out in laws this time with choosing a floorplan and stumbled upon your thread... Good choice with the showers, our place has 2 standard showers and a bigger one in the master and I can see a huge difference even if its just a few more inches. Also great if you have little kids so they can shower together with you as well or your partner. Oh so from the gist of it, I guess Mcon have customised plans already done up and just shown to you based on what you tell them. Years ago, we took a floorplan of what we wanted and edited it and presented it back to the sales consultant...so I suppose that was the other way.. Yes initially i thought your powder room plus shower was a bit tight/busy but I didn't want to be rude to make an opinion upfront. We have a powder plus shower downstairs too, it does come in handy. The only thing is the cleaning is a bit of a pain having 3 showers let alone in your case 4! In your case I would have only kept the powder room as is because you only have one room downstairs. Personally, what I would have done was amended the Ensuite on the bottom floor....to something like the below: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ But I would have removed the door between the bedroom and Ensuite 2....so in effect a powder room plus shower separate. It works wonders as the toilet can be used and shower independently, if one was using the other. But I'd also keep the 2nd powder room just in case both people need to use the toilet at once downstairs. Re: Building Metricon Liberty 40 Schofields 54Jan 11, 2019 3:08 pm Thanks mate, Yes, great suggestion & yes it will be harder to clean when we have a total of 6 showers!. All the best with your build No idea about the driveway question, but your price for a house that size including landscaping seems very good! 1 6159 We bought land in Tallawong Schofields NSW size 30m X 12.5m and planning to get double story house build around 350 sqm.
