Can someone tell me if this is roughly correct. There are so many moving parts towards the end of the build!! 1. Arrange H&C insurance prior to PCI 2. Receive final statement invoice from Coral 3. Do PCI walkthrough with supervisor, identify issues and log 4. Following successful PCI, confirm handover date with supervisor 5. Send signed and dated 'Authority for Final Progress Payment' to lender along with H&C insurance certificate, and invoice for final payment - noting that the final payment will be in the form of a bank cheque 6. Arrange bank cheque with lender 7. Confirm handover meeting with Coral and discuss with lender the need for their building inspection and valuation 8. Coral sends Certificate of Occupancy to the lender (in our case an interim certificate as we are getting driveway done ourselves) 9. Assuming points above all align, carry out handover. Cheque is handed to Coral and Coral give us the keys. Anything else? Sign something, fill out a form, etc? Or do Coral take care of this? I thought this was a council matter. When you mount roller blinds in the window you get a massive gap (20mm or so) between the edge of the blind and the frame. In any other window the gap is covered by the part of the windows frame. What have others done to alleviate this problem, other than maybe mount the blinds on the outside of the architrave? For anyone with flyscreens fitted do they help close the gap? Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Ours are the same. When I did the inside frame measurement for blinds, I noticed that the measurement was 176.5 instead of 180cm. I have just bought blinds that fit 180cm and haven't decide if I am going to trim them or mount them on the outside of the frame. The screens make a little difference, but that is only on the side of the window that opens. Re: Coral Homes general build thread 11120Jul 31, 2018 1:51 pm How did everyone go about deducting items charged on the contract that either didn't end up needing to be done, or an allowance for expenses that they may not have used all of? We are requesting a refund of the $2500 listed for the front side retaining wall, which was a just in case sort of addition that Coral forced in, pending site supervisor decision when they got to construction phase. It didn't need to be done so shouldn't be an issue to get that back. We also had listed a few general allowances like removal of spoil, where we were charged $1200 but would like to know how much of that was used, and be refunded any unused money. Plus $3k for additonal building and water approval fees over standard, and $2.5k for on site management which includes fencing that was not utilised. Did you request itemised breakdowns on all of these or accept them? We don't want to be nitpicky but if the money wasn't used we'd like it back. Sometimes easements are unused and 24cm is not all that much. Good luck.
