Rawsons GM has come through. Why it wasn’t this way in the first place. Less cut and fill. One more step in the garage and two less in the house which is ideal. The big issue with the retaining is also sorted with wall being reduced to only a meter high. Still engineered but much better than 1.4 or even two walls. Great to read about someone else who is building a Chifley 42, we just settled on a KDR block in Baulkham Hills but had a long-ish settlement so have been talking to Rawson since a few weeks before we found the block. We had our tender presentation on the 5th July and signed it off but only settled on the block on the 19th July Got the Plan Presentation coming up on the 16th August and really struggling to decide on all our external colours, etc. For some reason I had it in my mind that we'd tell Rawson the few different options we were thinking and they'd be able to show us a 3D rendered mock up of the Chifley with the different brick, guttering, roof tile, etc options before we made the final decision. Didn't realise it really is a case of having to look at all the things separately and just hope that what we pick works when all put together, very daunting. Did you use any sort of 3D modelling yourself or any other good way of making sure what you were picking would all work together? Haven't talked about things like what sort of home theatre setup we want yet so assume that is done at the internal / electrical appointments. I'm wondering as well what things will be cheaper to do through other contractors (eg. demolition, landscaping, home theatre, lights, etc) as surely Rawson have a pretty hefty margin on these things. I will have to start a thread up for our build to show plans, etc as we have done quite a lot of modification to get exactly what we want which others might find interesting as I think the more info up here the better, it's crazy how much you don't think about until after something is built so really want to make sure we get it right. Hey mate, I won’t speak for Simon but I can answer some of your queries based on our experiences with Rawson too. We are building the Edge. You really need to decide on most of your colours prior to the internal and electrical appointment. We did a lot of research on bricks, roof colours, kitchen colour combos and tiles. If your plan presentation is at the same place as the selection centre, go for a browse after. Make an appointment at Tile Direct (if that’s the supplier in Sydney) to have a pre-selection look. We used Sketch Up to help draw up the kitchen in particular to help visualise. I also used Photoshop to try and replicate our chosen colours on the facade of the house using the computer graphic image on the Rawson website (see below). I think we chose internal paint colours, carpet and minor fixtures (i.e. door handles) on the day of the appointment. But everything else we had a good idea of first. Some other thoughts below: Home theatre: Rawson use the Lifestyle Store and I would highly recommend them. Go in and have a chat with them about what you want and they can tell you want you need to include in your electrical appointment. Lighting: Rawson do charge a lot for lighting. $150ish for a downlight from memory. We had them include provisions (i.e. wiring) for future downlights which is much cheaper and sought to buy our own downlights. Same with fans. It worked out cheaper (and better quality products) but required a bit of stuffing around. Also you need to have an idea of your lighting plan prior to the electrical appointment. We found that Beacon will help you through the number and separation of lights if you take your plans into a shop! I would suspect demolition and landscaping would be best done by other contractors, but others can advise on that. Good luck. Pleasure Jim. Congrats on the build. This site has been great to help us along the way. . An update for us is, Rawson have come through and we should have our approval, CDC Wise, on Monday. The way it was looking we never thought we would get there. But as usual, one step forward one step back. Because we had to delay our demo people they now say they can’t do it. 😡😡 Now we have to find a demo company that is not booked solid. So if we can knock down soon, kick off should be in 4 to 6 weeks. . Anyway to answer some of your questions. I tried mucking around with some 3D apps but ended up giving up. Essentially we went to a heap of display homes, not just Rawson homes, all of them and got an idea on styles and colours we liked. once you have an idea, you should be ok. Julie at Rawson in Newcastle was fantastic When we did selections, so hopefully you get a similar experience. Julie made suggestions and didn’t just let us pick silly stuff not that we would have but you get the picture. It’s still daunting and we found the tile selections the hardest. Like you say you just have to hope they go together, but again they were very helpful. Now home theatre is NOT done at electrical. You will need to go to the lifestyle store to organise that prior to electrical as they will give you a break down of the stuff they need Rawson to install, such as data points, prior to them doing there stuff. The lifestyle store are the only trades they will allow on site during the build that aren’t directly from Rawson. This would be different if you are doing a lot of stuff after handover, which brings me to your cost question. From what I have researched the price difference between getting someone in after handover and what Rawson charge is relatively minimal. You also need to consider that, if Rawson do it it will be covered by there build warranty, but if not it won’t. If I was a sparky by trade I might do it myself but otherwise we are going with Rawson. Landscaping is different, we will get someone else to do that. Rawson as a 20% builders margin. But for example, we have upgraded to a Bosch dishwasher. Rawsons price even with margin was cheaper than in the store due to rawsons buying power. Rawson no longer do demo. Well that’s what they told us. We had to get our own, so from experience start finding someone now as they are booked out solid for months and quotes can be massively different. Rawson were due to take control of our site last Monday but nothing seem to indicate that that happened. Anyway I drove past the site today and some surveyors were there. Anyone know what these pegs are indicating? They are placed on the boundaries on both sides front and back but seem to be just in the building envelope.
