Firstly I have to say that, up until now, the Rawson Staff in Newcastle have been great. But as per the title I regretfully have to submit that Rawson have failed us terribly and have subjected my wife and I to so much stress I don't think they truly appreciate it. Our story started back in 2017 when we first looked at building a knock down rebuild with Clarendon. Our block is a sloping block in Newcastle and we appreciated that site costs would be greater due to this reason. We went to tender with Clarendon as we loved the Boston 36. Unfortunately Clarendon could only build the house with a set back of 10 meters due to them only being able to do certain height in the split of the house. We didn't want that as we lost a lot of the back yard so we looked to other builders. We looked at Montgomery among others but didn't want a tri level house. This brought us to Rawson. I loved the Chifley 37 as on display at Thornton so we spoke with Steve and got the ball rolling on a Chifley 42 Mark ii. Rawson had the added benefit of having the site survey etc that we obtained from Clarendon, so they already knew levels,contours and soil etc (rawson would do these again later on as part of the tender process). So we were assured that Rawson could build us a home to our budget, on the block with the set back we preferred with no substantial retaining required. We made it extremely clear from day dot that, should the land require any substantial retaining we would probably not proceed as it would be above our budget. No problem, all good, so we go ahead and have plans drawn up which were first draw up on the 8.3.18. The plans include elevation drawings and show a stepped retaining wall on one side of the property. We were assured both in person and via email that no substantial earthworks are required by us after handover. it even states on the plans, minor earthworks by owner required to achieve a level area. So everything goes along, we put our kids in extra day care so that we can attend selection appointments, arrange for a demo company to demo the house, kick out the model tenant that has been in this house for 9 years, travel to sydney to liaise with the company that does there home theater stuff and put a deposit on some stuff, not to mention the number of homes we have now missed out on that we potentially could have purchased, to get to this point in time. 2 weeks out from demo, being Monday the 16/7/18, Rawson send us an email stating that the certifier, who apparently has been looking over the plans since March to make sure there are no issues, has indicated that the retaining wall as per the plan does not comply. Funnily enough this email came a few days after we signed the contract. I am sorry but this does not seem like a coincidence to me. We obviously are extremely concerned at this stage and immediately contact Rawson. Rawson state they are doing all they can and are speaking with drafting and who every else to work out something. I am sure the Newcastle office are doing what they can, but fast forward to today, Friday. Nothing from Rawson. We chase them and get a reply. Basically the same reply, we are working on it, but then puts in there that we should have a BACKUP PLAN!!! I wish you could swear on this page. There is no backup plan Rawson. Demo people are booked out until November at this stage and its probably December next week. So my wife contacts rawson via the phone and she is told that maybe the matter should be escalated. BEG YOUR PARDON?? It's one week out from the date you told us we had to hand over the site to you, to build the house you said you could build, and you say you think it should be escalated on Friday afternoon. So poor, so poor. Off the top of my head we are going to be out at least 60k if this does not go ahead. That does not include having to turn around and fix up the existing house to try and sell it, the lost income from the tenant, the rent we are paying to DA for the demo and others. Before today I would have recommended Rawson and did. Unfortunately now, the disdain they have showed to customers that are spending over $600k and $1.3mill all in, with them, means I wouldn't recommend them to my worst enemy at this point. I hope to be proved wrong but highly doubt it. I know we are just one family of four with very limited funds but Rawson can be assured that we will not just roll over, we will chase them for all the costs we have outlaid unless they can correct this on Monday. Always get multiple quotes, no matter how reasonable/cheap you think it is.
