DO you mind me asking how much site costs/pierings ended up being with them? How much info did you have about your block before you started to build ie: land variations etc? Any unforseen costs with coral that you weren't expecting? Hi maddie, We paid the following site costs: Cut and fill - $1623 M site class slab - $7214.00 Piering- $3362 Water grates- $1462 My only wish is that I got everything in writing... coral have a terrible admin team and it takes months after paying the deposit to get your contract. Sales tell you things are included that are not. And we were very unlucky with our pre start rep and he had no idea about anything and constantly gave me incorrect info he doesnโt work for them anymore. But my site supervisor has been amazing so far so fingers crossed. I hope this helps ๐ Wow that's nuts! How scary, we want the build to start ASAP as we will be living with family while the build happens. Also, our land is H1 so more work than an M and another builder has quoted me only $2571 for slab with that class of soil. I'm waiting to hear Coral's package they are putting together, I put together my must haves and wants to see what it comes to. Just to clarify, the above costs were on top of your agreed costs with Coral or were they built into your total build cost? Thanks so much for this info! We are building with Coral (250m2 house) on E soil (so 2 worse than H1) and our site costs including piering, E class slab, grates, etc was just over $25000. I would allow around $15000 for H1 soil. I know the feeling I am living with my parents while building. If I knew how long it would take I probably would have brought something ready built. But the first home owners is a good help. Maybe the slab is apart of the build, but it has the amount next to it. I think if it had included then it would of been apart of the build. Maybe that was expensive. Ours were close to 45000 our cut n fill was 8500 slab 6000 and piering around 7000 too. Our sales consultant was really good but our contract ended up being 6000 more than we were told once the final site costs got put in. Wow thatโs crazy, my contract price went up about 5k in total but some was things not in my quote like temp fencing and builders insurance. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
