Knowing how defensive/dismissive Rawson can be, we somehow managed to come to an agreement/understanding with our SS in regards to getting the house finished the way we want it. How can you tell if the paint job has only two coats as opposed to 3 coats? Because they watered down the paint, some areas of walls and ceilings were quite thin. Our paint colour was a warm white and in some areas we could see the grey colour coming thru from the Gyprock sheet underneath. Also streak marks and uneven edges. What you can do to be sure: get 2 sample pieces of Gyprock and paint one with 2 coats (primer + paint) and the other with 3 coats (primer + 2 paint). Then compare the pair. Absolutely not recommendable. They have rendered the façade on our house in such a poor way, that it looks horrible when we switch on normal façade lighting in the evening. See images below. They have used fairly bright paint, and the front façade is on the southwestern side. As the facade is in the shade most of the time, it looks half decent during the day. The Department of Fair Trading considers this acceptable (!) - the fact that our façade looks good in the shade only. Once we switch on the lights in the evening, we wish we have not done it. The purpose of the façade and its lighting is purely the aesthetics, but if it doesn't look good, bad luck according to Rawson and DOFT. I think that this is inacceptable and, quite frankly, legally not correct. In reference to Home Building Act 1989: (1) The following warranties by the holder of a contractor licence, or a person required to hold a contractor licence before entering into a contract, are implied in every contract to do residential building work: ... (f) a warranty that the work and any materials used in doing the work will be reasonably fit for the specified purpose or result, if the person for whom the work is done expressly makes known to the holder of the contractor licence or person required to hold a contractor licence, or another person with express or apparent authority to enter into or vary contractual arrangements on behalf of the holder or person, the particular purpose for which the work is required or the result that the owner desires the work to achieve, so as to show that the owner relies on the holder's or person's skill and judgment. Home Building Act 1989 - 18B Warranties as to residential building work In summary, my understanding is that regardless of what your builder or DOFT considers acceptable, they are not above the law, which clearly states building elements are to be "reasonably fit for purpose that the owner desires to achieve".
