I was trying to get answers for my BASIX related questions with the Penrith council, they told me that EBH usually have private certifier for their new builds. As our first build, we want second eye on things. We used a company called Houspect for independent inspections. They did 5 in total and were very thorough. They organised inspections through our site supervisor (our site supervisor has been excellent and easy going) They picked up a few things along the way, but nothing really major. The final inspection, they spent 1 and a half hours (I was there while they were) going over everything and noting even the smallest marks and imperfections. Cost us about $2000 - paid upfront for the 5 inspections and generally we recieved a detailed report the following business day. Well worth it for our peace of mind! They also contacted the site supervisor verbally when our plasterers were due, cause the build was flying and there wasn't a lot of time. I have asked for the final inspection report from Tyrells, but EBH have told me they don't get it till everything is finalised. Pretty useless for the owner, so don't rely on Tyrells. I know many others just went ahead without an independent inspector, but as this was our first build too, we wanted the assurance. I'd recommend Houspect and have certainly appreciated their help. If they wont, they can leave a cabinet out (as in the case of a dishwasher space) then you could get one made post handover. It might make your kickboard look strange though. No Basix just says you need to have at least 2 zones. If you have 7 zones it will be fine as that is better than 2 as you can only run areas you are using which is better for energy consumption generally.
