Browse Forums Building A New House Re: Coral Homes Avoca 20 - Ripley QLD 84Jul 06, 2018 10:14 pm Yup going gangbusters! We are keeping the stained wood screen posts for the ensuite half-wall, and I'm hoping the lighter wood look cupboards don't end up looking out of place but we'll see! Coral Homes Avoca 20, Providence, Ripley QLD Re: Coral Homes Avoca 20 - Ripley QLD 85Jul 09, 2018 2:35 pm powering ahead!! I love the term 'cave' for your ensuite bathroom, once the lights are in and turned on - and the paint is on the walls, the tiles won't seem as dark. I thought the same thing when i saw our darker bathroom floor tiles. They should have rooms in the tile places that are lit like normal houses hahah, not lit up like a christmas tree I love that you are going to add some green to your bathroom. It will look great Re: Coral Homes Avoca 20 - Ripley QLD 86Jul 16, 2018 6:55 pm What colour is your dark tile if you dont mind me asking. We are having Brooklyn ash through the entire house including 1 wall in bathroom and ensuite each and then maximo black on 3 of the bathroom and ensuite walls each. Really not sure on the maximo black. Were having no carpet. Re: Coral Homes Avoca 20 - Ripley QLD 87Jul 16, 2018 7:58 pm nikhi24 What colour is your dark tile if you dont mind me asking. Painting inside looks done, but wrong timber inserted into the screen and is primed to be painted but is supposed to be stained. Feature wall looks darker than I expected but I like it. External doors are painted / stained, front door is very dark brown and I'm not sure I like it. We finally got site cut, 3 months after initial start date but at least its started 🙃. Cant wait to see your finished bathroom with paint as well. Will look fabulous. Re: Coral Homes Avoca 20 - Ripley QLD 90Jul 20, 2018 6:11 pm Things are coming along, render is on and ready for painting which will be white. Dropped off our supplied lighting, and our oven and rangehood will get dropped off later in the week. All the downpipes are in and everything else has been painted. The garage door is on, and I think it makes the door colour look better so a bit happier with it. Bathtubs are in as well! Next week will be main floor tiling and carpets, and hopefully countertops arrive soon. SS advised looking good for completion in around 3 weeks, around mid August, pretty happy! I love your garage door! It's going to look even more fantastic with the pillars once the render is painted too Re: Coral Homes Avoca 20 - Ripley QLD 93Jul 20, 2018 7:42 pm oh that has turned out great, the white grout really brightens it all up Re: Coral Homes Avoca 20 - Ripley QLD 94Jul 20, 2018 7:54 pm Nearly at the finish line. Looks terrific. Your tiles are so nice. Re: Coral Homes Avoca 20 - Ripley QLD 96Jul 20, 2018 8:23 pm Wow 3 weeks! You guys are smashing along! Re: Coral Homes Avoca 20 - Ripley QLD 99Jul 21, 2018 8:01 am Yup and totally worth it I think for hopefully a reduction in cooling costs. Reading up on it our insulation options for the ceiling were thicker batts or several foil layers, and we decided the batts might be less flimsy. We added the batts to the walls and kept the foil. We had looked at a few passive cooling measures we could put into the build, and tried to make the roof a lighter colour to reflect more sunlight, plus put in a few whirlibirds to keep air in the ceiling moving. We wanted the bricks a lighter colour for the same reason, but while the red is kind of lighter than the chocolate brown we were originally planning for, I don't think it will make any real difference. The floorplan i liked because the design places the front and back doors in a straight line and has the wide open back door space which we're hoping facilitates a breeze. I also like the master bedroom at the back of the house, or more south, to avoid it getting too much sun and getting too hot. We're on a sloping block where the front yard is higher, and we'll get the front and maybe west windows tinted because they are north and west facing and take on the most direct sun. The east facing windows get good shade cover from our eaves and the fence. We'll also plant some metre- high tropical plants and shrubs in the front to provide some shade to that window too. We also changed a bunch of windows to sliding ones instead of the upper panel wind- out style hoping that would allow better air movement, although we still have a couple of them in our closet and the one in the kitchen. Theres a whole bunch of things we didn't do though, such as we plan to get air con asap after moving in and like the open floorplan for cooling but we didn't change the design to accomodate air con. We didn't think a whole of house fan was necessary either. We'll get solar down the road to help reduce cooling costs for air con too. Coral Homes Avoca 20, Providence, Ripley QLD Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
