Sorry, i got a new phone over the weekend and dont have all my numbers on here. Since you mentioned you're restrictions, i went to check out the allcastle homes facade at edmonson park. The full stretch balcony is a just that; a facade. The barrier stretches the full width of the house however the balcony itself is smaller. The rep couldnt tell me the size though so wasnt great help. However on another display they do have the full stretch balcony so im confused. I get our concept sketches back sometime this week so i can tell you what size balcony we are getting. Worried ive misunderstood though ive read the dcp and can't see anything specific about the size. I looked at the CDC legislation with my architect and called there private certifier and both said no more than 12sqm. I’m confused too because I have seen houses with balconies that are over 20sqm. My architect told me people are listing 12sqm as balcony and than another 12sqm as a rooftop garden attached to the balcony so it is bigger. And than using it as one big balcony after it’s completed. Cdc rules are tighter. If you get DA approval via council they are more likely to approve. I'm doing DA. they allow for more variations and it doesnt take that long - I've done it previously as long as you submit the right docs with everything to support it, you should get it through. We are building the edenvale 37 with Mcdonald Jones on Bruce Ferguson drive (bear apple orchard intersection) This is our contours from the developer- so far they have located us to the right of our block which is where the biggest slope is 🙄 so we have asked to relocate to the left and hopefully the max we get is a small <50cm retaining wall - but might not need it 🤞🏻 Also it’s worth noting for those that get the problem would report- ours has now come back as m class standard slab so almost a $4000 credit yay!
