That said, given that the floor plan is really only 50% of the design, perhaps you could post up some the elevations so we can see what design elements have been incorporated to compensate for the poor orientation of the floor plan. No elevations as yet, and no not "completely fixed" on anything. The block is sloping, approx., 6 meters fall from south (high point) to north, over 70 meters. We also need to consider flow to the rear as we have no rear neighbour with a reserve joining our land. Want to advantage of this. Not fans of kitchen at the front of the house. The floor level will probably be 3 meters above street, coming to flat ground at the rear. Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6882 Versaloc is a mortarless besser block system that still needs a properly engineered footing.
