Custom design with a franchise builder in south west NSW. Construction brick with some rendering at the front. House (porch side) is facing directly north. Block is sloping downwards to the road. The views are to the north east so we're trying to capture that also. Block frontage is 31m and there is around 3m fall across the house plan. Soil is class M Require drive through garage to a shed. Any further thoughts please? I'm not liking the master bed directly off the living room so any ideas on how to deal with that would be great. Also, are we trying to fit too many rooms into the space? That said, given that the floor plan is really only 50% of the design, perhaps you could post up some the elevations so we can see what design elements have been incorporated to compensate for the poor orientation of the floor plan. No elevations as yet, and no not "completely fixed" on anything. The block is sloping, approx., 6 meters fall from south (high point) to north, over 70 meters. We also need to consider flow to the rear as we have no rear neighbour with a reserve joining our land. Want to advantage of this. Not fans of kitchen at the front of the house. The floor level will probably be 3 meters above street, coming to flat ground at the rear. Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 4662 Versaloc is a mortarless besser block system that still needs a properly engineered footing.
