Class P, means problem site and this covers multiple aspects i.e. Trees, knock down/rebuild, uncontrolled/non structural fill, old dams the list goes on. Each will entail a different design, for example, if you have a mature tree front right of your property and clay soils the site will be classified as Class P and the engineer will most likely just include a few extra piers to deal with the situation. However if you have 4metres of uncontrolled/non structural fill across your site then the engineer will design piers 5metres+ deep across the site. You can see the difference in costs. Your borehole report/site classification report/bore survey many names for it this day, will/should give the reason for the Class P, and therefore you need to obtain a copy and understand the reason, if it does not make sense then do not be afraid to p. Pick up the phone and call the geotechnical consultant. They should be more then happy to explain the reasoning behind the Class P. From there if the builder doesn't give you a reasonable reply as to why one cost is associated to the other, seek a third party opinion. Therefor when we moved it across it was close to the other side we were close to neighbours easement. As well as I think our soil was more like clay. Good thing they found rock after we fixed site cost. They will always use the number advised by engineering as they can't warranty the slab otherwise 80 is a LOT! we had 28 and they were close together!!!
