Unless you had a large builders site cut/fill in which case all builders will pier their own fill as its never certified as "structural fill. For trees, we work off MATURE height and site class i.e. Class M - 0.5 times mature height Class H1 - 0.75 times mature height (I still work off 1.0 x Height) Class H2 - 1.0 times mature height Class E - 1.5 times mature height Where this circle intercepts your dwelling, you will require piers. Still does not deal with the fact when the tree gets removed and/or dies. i.e. When clays gain moisture as in "wet up" like a sponge they expand When clays dry out they shrink/settle. The idea about existing trees is they will dry the soils within their range (noted above) and cause settlement/shrinkage hence the requirement for piers. Fact is when the tree is 10-25 years old, its safe to assume that the soils around it are already "drier" then "normal" and then only thing that can effect your slab is when the tree is removed or dies and therefore the ground around it "wets" back up to "normal". This is generally why good geotechnical engineers refer to Appendix H and Appendix Ch and not only will you require piers but you will require an upgraded (I always say downgraded as its costs more money) slab. Because when the ground "wets" up back to normal the structural stiffness of your slab governs the degree of resistance. i.e. Class M soils with trees when try will actually perform like Class H1 soils when wetting up. Really not rocket science when you think about it. Regards Geo1 Hi site has been classed as P as a tree on neighbours house has been removed a couple of years ago. So abnormal moisture conditions due to trees being removed. However founding recommendations states class H2 for purpose of Yt. I dont know what this means. We also have easement running along rear and side boundary. We are building 2.3m away from side boundary and 8 m from rear boundary that has easement. Will this be ok or too much My limit is the thickness off the door so the door hinge should be flushed to the wall, otherwise it sticks out too much and could be a tripping hazard. We should have had the handover in Feb but I rejected it due to unsatisfactory work and poor quality work that I picked up. Hi Sandymeo, You will need to specify why your site has been classified as Class P, before we can assist. Class P, means problem site and this covers multiple aspects i.e. Trees, knock down/rebuild, uncontrolled/non structural fill, old dams the list goes on. Each will entail a different design, for example, if you have a mature tree front right of your property and clay soils the site will be classified as Class P and the engineer will most likely just include a few extra piers to deal with the situation. However if you have 4metres of uncontrolled/non structural fill across your site then the engineer will design piers 5metres+ deep across the site. You can see the difference in costs. Your borehole report/site classification report/bore survey many names for it this day, will/should give the reason for the Class P, and therefore you need to obtain a copy and understand the reason, if it does not make sense then do not be afraid to p. Pick up the phone and call the geotechnical consultant. They should be more then happy to explain the reasoning behind the Class P. From there if the builder doesn't give you a reasonable reply as to why one cost is associated to the other, seek a third party opinion. Therefor when we moved it across it was close to the other side we were close to neighbours easement. As well as I think our soil was more like clay. Good thing they found rock after we fixed site cost. They will always use the number advised by engineering as they can't warranty the slab otherwise 80 is a LOT! we had 28 and they were close together!!!
