Even for resale for that size should be at least 2 car garage. I too wondered how a rented person was going to get access to cooking facilities and a sitting room as well as where they would part their car. Not sure if your purchased the land. But I would be looking as a wider lot if your trying to achieve some rental return. Spot on icat, the other thing is how many people don’t think things through before signing a contract and paying a deposit. Then come on here asking what people think, get a reply, and crack the sads. You are making some pretty big assumptions here. This is a forum to ask advice, and that is all. But I would be looking as a wider lot if your trying to achieve some rental return. That’s your opinion, i am not able to have a two door garage due to convenent requirements unfortunately. It would be a share house arrangement, the door would just be for some added privacy I am happy with my Block thank you. No worries. It all come down to the valuer as to whether they view single garage and one living area for four bedroom house value for money. I know from experience about not having a build contract value up and having to rip that contract up and start again. As cost doesn’t necessarily equal value in their minds. You may have deleted it but luckily I quoted it above with the subsequent replies. My only assumption was that I thought I was replying to an adult. Good luck with the changes especially as you’ve already paid the deposit, and good luck with the stranger you choose to share the house with, hopefully they don’t own a car or care which room they end up in. I wouldn't personally add a bath to the main bedroom as I would keep the main bedroom space as big as you can and that way the renter can put in a desk or comfy chair and TV for have some privacy. I would put a cavity slider across the hallway to the 2 back bedrooms and that way you have a bit of a private wing. It is good the laundry is near the dining. Shouldn't be a problem for the renter to park on the street at the front of the house. Is this the idea? I did write the post while I was at work quickly, but the onslaught from the other poster made me rethink participating. Thank god the other poster replied to my post so it can keep on being viewed! The covenant allows for the driveway to be long enough for another car to park behind. Their is also plenty of on street parking. I don’t want to add a bath to the main bedroom. The main bedroom is the bedroom I potentially may rent out, if I wanted to. Could the front window be turned into a sliding door instead. Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
