Browse Forums Building A New House Re: Building with Metricon 7144May 14, 2018 2:19 pm shokel1975 We are going to ask about the price of hebel at our next meeting, and possibly change our top level (2 storey house) from bricks to hebel, as this level is all rendered. Apparently it is cheaper, and also has much better insulation properties to bricks. I know that Metricon in melbourne is offering free hebel with every double story. Except you have to ask them about it. Or they won’t tell you. viewtopic.php?t=86597 Re: Building with Metricon 7145May 14, 2018 2:35 pm I will certainly be asking all the questions about this on Sunday at our next meeting... thanks everyone! Re: Building with Metricon 7146May 14, 2018 3:11 pm Our whole house started as all Hebel and we asked for the top right to be weatherboard to break it up. They said no, then it went to developer for approval and they asked for weatherboard in the exact same spot to add more of a breakup 😂😂 Next minute we have weatherboard added. So don't take what they tell you as gospel, they generally just choose the lazy way out because they hate extra work. Re: Building with Metricon 7147May 14, 2018 3:29 pm I was also told no to weatherboard for the top floor, even though I've seen our house done with it... Re: Building with Metricon 7148May 14, 2018 4:26 pm Our original design had brick downstairs and weatherboard cladding upstairs. We decided to delete the weatherboard and get hebel render. It was a 7-8k upgrade by memory and absolute no problems at all when requesting Re: Building with Metricon 7149May 14, 2018 4:59 pm stoff17 Our original design had brick downstairs and weatherboard cladding upstairs. Re: Building with Metricon 7150May 14, 2018 5:01 pm Its so confusing! Drew01 said he got a $9K saving going from brick to EPS? Might be easier to stick with the standard! Re: Building with Metricon 7151May 14, 2018 5:19 pm Yeah it’s out of control with the pricing when upgrading. Or just looking at alternatives. We asked to have the front of the house all render. Now considering we already paid for the second story to be hebel, they wanted another 11k to render the rest. 15k for the rear. Unbelievable or to have the front pier to the wembley tiled. They asked 15k. So we scrapped it and went with stackbond for 1600. Another big cost was for 3m ceilings, it was just under 18k. 8k for 2.7 upstairs. 19k for the stairs In conclusion some of these costings are unreal, some justified but maybe they have a wheel they spin and whatever it falls on is the price some things I couldn’t go without, so we ran with it Re: Building with Metricon 7152May 14, 2018 5:24 pm shokel1975 Its so confusing! Drew01 said he got a $9K saving going from brick to EPS? Might be easier to stick with the standard! There was no hebel promotion when we signed so we have to pay large amount for full hebel and then additional cost for render. Re: Building with Metricon 7153May 14, 2018 5:50 pm shokel1975 So did you get a reduction in your house cost for $9K Drew? The brick/render is the standard option with the Glendale, so I am assuming if we go with EPS, we would get a reduction in our overall cost? stoff17 Our original design had brick downstairs and weatherboard cladding upstairs. We were told that it can't be done, oh well I’ve just looked at our plans and we have eps cladding to second storey as standard. Not sure if this is rendered? Or looks same as render? Re: Building with Metricon 7156May 14, 2018 10:50 pm EPS unrendered looks terrible - think polystyrene fruit box but about 2 inches thick... Once rendered it's pretty resilient, and has good thermal properties Our Bayside KDR Thread: viewtopic.php?f=31&t=78298 Re: Building with Metricon 7157May 14, 2018 10:57 pm Drew01 EPS unrendered looks terrible - think polystyrene fruit box but about 2 inches thick... Thanks R_13. I will ask about this on Sunday at our prelim contract signing. I am guessing we didn't get this as we received another promotion for the Glendale limited edition with other savings. I am sure we won't get both Re: Building with Metricon 7160May 15, 2018 9:57 am Wondering if anyone can recommend a Landscape Designer/Landscaper to assist us with creating a Landscape Design for submission to our local council. It is required in order to get our Planning Permit. Unfortunately our local council is very controlling with what is done in the garden and a professional plan is required. Hoping for someone in Melbourne (maybe even eastern side of Melb), as they may be required to come out and consult onsite with the council Not wanting to spend a lot, as we are going to do our own landscaping - this is just one extra hurdle in getting permits.... thanks!
