Browse Forums Building A New House Re: Our Acacia Home 771May 12, 2018 8:28 am Thanks ehhc I will look through our contract it is probably the same and quote that. I am ok about an interim occupancy certificate but I just hate the fight and the stress they put us through with every little thing. I don’t think any of us are unreasonable people but Burbank have made us into something we don’t recognise!!! I actually want to have the invoice!! I just know it will be wrong and we need time to sort it out. Re: Our Acacia Home 772May 12, 2018 8:44 pm trimum Thanks ehhc I will look through our contract it is probably the same and quote that. I just know it will be wrong and we need time to sort it out. My ss will only issued interim certificate at handover. As per SS we have to apply for OC from council but habby called to Hurstville council what is required for OC and hurstville council reply was any private building certifier can issue OC. Once your final variation is sorted out than they will issue final invoice. We have directly requested for final invoice by email to accounts in Melbourne cc copy to AM and SS. So from what I understand from both your experiences is that they will send us the final variation which includes any changes from all the provisional allowances and is what they have worked out the final invoice will be? Then if we are happy we sign and return for them to issue the final invoice?? Have I got that right? Re: Our Acacia Home 774May 13, 2018 7:53 am Good idea shazaw Trimum, yes final variation needs to be actioned by CSO. Owners sign off and return. CSO will pass on variation to accounts who will add to or deduct from the contract price then issue final invoice for the balance ... HOWEVER builders should have informed us of any variation to provisional allowances as soon as they received their own trade’s invoices. Clause 49.D So in your case I really think they need to, at the minimum, issue refund for insulation NOW. If they are not being *******, they should also know of any variations to provisional allowances already. Thanks the CSO intimated she would get the final invoice sorted not in those exact words but I realise that was what she could have been saying whilst sighing and making out it was all too much effort. The AM has emailed to say the insulation WILL be refunded so I feel fairly confident that will be done. However I am going to send an email to the CSO and copy in SS and AM today to clarify a load of points. Yes I agree good idea about emailing Melbourne head office! Re: Our Acacia Home 776May 16, 2018 1:23 pm Went to the site to meet a landscaper this morning for a quote ... could be around $30k that doesn’t include the fence either , will wait for the formal quote to come through and work out what we might be able to do ourselves. While I was there had a look at a few things The formwork has started for the driveway to be poured later this week Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And the renderer has repaired the damage so just waiting for the painter Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Looks like PCI will happen next week as those two things we had insisted on, hopefully they also get finished!! However Still no trim kit for the microwave and the front door is still not fixed. I was hoping to get away with $30K including the fence and driveway. Re: Our Acacia Home 778May 16, 2018 4:25 pm That would include all earthworks - it’s a flat site but lots of weeds as we have been building 70 weeks now! Then put topsoil and turf for around 350m2 and nature strip (corner block) around 200m2, paved border too. We have asked they leave out the planting as we could buy those and plant them to save costs. We have asked them to quote for a path too. We will get a better refined quote soon. It’s way more than I thought!! Re: Our Acacia Home 779May 16, 2018 8:52 pm trimum That would include all earthworks - it’s a flat site but lots of weeds as we have been building 70 weeks now!
