If you intend on building a loft then it will require a different engineering design, considerations & methodology. OT..Generally ceiling joists are 90 x 45 with at least 2 continuous spans over walls & under hanger beams & lined beneather. Lining them on the top with plasterboard or a structural flooring material indicates an exposed beam/loft structure? I intend putting info up on Considerations and Methodologies cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Projects to do after New Home Handover 27Jun 01, 2018 1:34 pm What I've been thinking about is hanging sliding barn doors to my media. I don't have enough internal space for CSD and I didn't want swinging doors on there. Ive searched a bunch of info and it seems like a pretty simple DIY job. The only issue I may have is attaching the slider to the floor tiles to ensure the door doesn't flap round.... We'll be doing a bunch of crafty/hobby/sport/maintenance stuff in out 3 car garage. So things like paint/oil spills are a possibility - NO - certainty. Paint? Seal with something? Cover? Oh and of course - there will be cars in there Cheers B&A All progress pics are in the first post - https://forum.homeone.com.au/viewtopic.php?f=31&t=89917&p=1761154#p1761154 Re: Projects to do after New Home Handover 31Jun 19, 2018 8:41 pm Hi BrentandAllison 3 Car Garage sounds great..The extra garage space is priceless I would recommend concrete etching, primer & 2-pack epoxy paint Here are my tips Stick to major manufacturers of well known Brands Check out 3 brands, most have "How to.." videos on their websites and buy it while on promotion or shop around I would allow the concrete a good 6 months to cure, look for any damp spots during the wet months, fix, allow to dry..then paint Cheers Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Projects to do after New Home Handover 32Jun 20, 2018 2:05 pm What about doing the whole flooring post-handover, reading a few forums builders put a heavy mark up on flooring. Is it a good idea to get an independent tiler, carpet layer to do flooring post build Re: Projects to do after New Home Handover 33Jun 20, 2018 2:23 pm CS199 What about doing the whole flooring post-handover, reading a few forums builders put a heavy mark up on flooring. Is it a good idea to get an independent tiler, carpet layer to do flooring post build We have elected to do this with main floor tiling and carpets. The builder could not offer tiles we liked. Doing the carpet ourselves has allowed up to upgrade the underlay at pretty much no extra cost. Plus saving the 20% markup is always a little bonus All progress pics are in the first post - https://forum.homeone.com.au/viewtopic.php?f=31&t=89917&p=1761154#p1761154 Re: Projects to do after New Home Handover 34Jun 25, 2018 3:06 pm I've decided that instead of the barn doors for the media - I'll build a vertical timber slatted partition wall. While it looks simple, I'm assuming that building off site - out the back and bringing it in and then trying to stand it up would be the tricky part. Having it floor to ceiling - with the angle of the top beam scraping along the roof etc.. I'd like some advice on how they are usually build and installed. We have a very narrow block so dont really have anywhere to hide it so to speak so it will be clearly visible from our laundry. I was thinking of designing something for it to blend into the house which will offer some protection to the unit but also adequate airflow also.
