New tech leading suburb in Marsden Park
Browse Forums Building A New House Re: Stockland Elara at Marsden Park 2729May 11, 2018 8:55 am Hi All, I have started building now and with stage 19. My next door (Left) has ZERO LOT BOUNDARY and I also have ZERO LOT BOUNDARY. As I understand for ZERO LOT BOUNDARY, normally we use garage wall as a fence and then we build fence on it. In my case my neighbour has build down pipes (two of them with distance) and gutter for water hanging on garage wall. Is this allowed when we have ZERO LOT BOUNDARY and we have build garage right to the boundary by leaving 150mm to 200mm and intend to use garage wall as a fence? My main concern is all the water and down pipes will be on my walk way. Please advise me on it! Thank you so much to all of you for your help. The ZERO LOT garage build can never sit exactly on the boundary. The gutter is essential, however the down pipe should be positioned in a manner that water flows down/away from the garage towards street and NOT onto your property. Stockland Elara at Marsden Park 2733May 11, 2018 9:25 pm @Abaxi: It is unusual for the downpipes to be located on the side of the garage. Normally one downpipe would be in front of the garage on the bricks on the side of the zero lot while the other may be at the side of one of the front pillars of the patio. If I were you I would direct that query to the Council personally and trust me they would advise you if what your neighbour did is correct. If not then you can ask Council what your next course of action is. Hi Arpan, I had the same thing as you have got, but what they do is build a drainage on the driveway so that water can go. And the downpipe will be located at very far end of the garage so the there won't be any issue. Thanks Re: Stockland Elara at Marsden Park 2736May 22, 2018 3:05 pm Guys, Has anyone try thought on Akuna Vista....Very close to the Schofields train station and prices are as compared to Elara.
