Different requirements for the slab (no recess needed). Bricks have to be chased for the services installation, although this is just a one day job for a specialist. Gyprock can be generally sticked to the brick with the adhesive, so there is not much price difference with that regard (my friends have decided to go with whitewashed brick interiors though). A 35-40 square hamptons style home for under 500k is wishfull thinking unless you do owner builder. I am at tender stage with a few builders building a 40sq hamptons style home and all have come in over 600k just for the build no fencing, blinds, landscapping etc and thats not including the marble look stone benchtops. My budget was 550k so had to increase the budget unfortunately. The shaker cabinetery is $$$$$. Hope this info helps Its a shame that you can't find a company in-between, theres a gap in the building industry I have found. I don't want to go to these big companies as they mass produce and the finishes are not going be that great. I have gone to so many display homes and cant justify the price and especially the finishes. I will need to go Owner builder by the looks of things but now I have to re evaluate my budget and I have been told today by my broker that I would require 50% of the build cost to go owner builder which is unrealistic in todays world. May I ask which builder you have decided to go with? Photos? I just feel very overwhelmed and stressed out with this whole process and I have not even begun, put it this way once I am done I will create a whole blog to the build to help others as there really is no manual to know who to go with and how to start. I have been told by a lot of our friends to anticipate blowing the budget and you always end up going over. We have left a buffer incase that has happened.... But I just want to find a buffer or middle ground without going to crazy and still achieving some sort of a quality finish. How long did it take you to build? Did you find any price variations? Our builder quotes have come in at least $2k/m2 (don’t know what that is in squares). And that’s probably a medium finish too. Just with Alex’s point above, the example given is a reverse brick veneer which we found was also more expensive (but great for thermal efficiency). As you are looking at Hamptons, I assume you will have weatherboard? A lightweight house like that, with suitable insulation will likely be less expensive. So for us we found that RBV would add $60-$100k to the build, so we’ve elected to go with insulated lightweight plus PCMs (phase change materials) for thermal mass. Thank you for shedding some light, its great to know that I am not the only one thinking wow its expensive or am I doing something wrong. I guess that is going rate for a custom build - been told today by a lovely gentlemen not to settle on a builder unless they can provide 5 references. I never even considered that and once he explained everything it all just made sense to me... He basically said not to make a decision unless the builder provided 5 references, meaning builder has to provide a client for each of the following: 1. During Construction (How its kept, how tidy is it, how safe is it, hows it going for budget and any variations, how did they overcome complications and hidden costs. 2. Home thats completed 3. 3 Year old home - See how it stands over the 3 years 4. 5 Years old 5. Out of Warranty Period If any of the builders cant provide 5 clients for the above he told me to run and not look back. It really got me thinking today and it really sunk in for me as I am not only after the finishes but want to rest easy knowing my home will last and won't look shocking after 8-10 years. I am anticipating for maintenance but don't want major problems. In regards to materials, truth is I have not explored any of those options.... I am just trying to gather all my inspiration photos and take them to a builder to show him exactly what we are looking at but just wanted to see if anyone could recommend anyone great. Even if it’s a project home, at 40sq you will be looking at basic-medium level of finish. Doesn’t sound like that’s what you want though. Maybe try smaller house size or single storey.
