Re: Our Acacia Home 763May 06, 2018 9:38 pm ehhc How long does it take to order a part (mw trim kit)? brings back memories... Away from H1 for a week or so, time seems to fly lol. The list of your is so small... is PCI the next meeting or will you have more onsite updates? Been waiting a month for the microwave trim now no idea when it’s going to arrive! I am thinking of another meeting early the following week so about 10 days before PCI. Also we are going to tell our landlord we are handing over the house to them on 29th June (a week after handover). We are nailing our date and we are going to tell Burbank there is no further possibility of delays or we will be homeless! I am VERY nervous about the driveway I have little faith it’s going to be done, this is the 4th date we have been given for it to be done. We have a concreter coming to quote for a path and a landscaper for the rest of the garden and fence so need to get back up soon to let them look around. Re: Our Acacia Home 764May 06, 2018 10:07 pm MW trim... That shouldn’t be hard to install post handover. Hope it comes before PCI though. What is a front door fixing plate? The bit where the lock barrel goes? Re: Our Acacia Home 765May 07, 2018 9:58 am I should have taken pictures of the front door trim, the pivot door is ok but the door frame is missing the metal trim to be able to lock it securely so it is very loose although locked because when you turn the lock it goes into bare wood so it has now caused the wooden door trim to be cracked and split . It’s been like that for weeks and weeks, I honestly couldn’t make it up!! Today we have emailed the landlord who have been asking for some time when we are moving and want a date. So they have a date and Burbank better be ready or we will be homeless!! Build Thread : viewtopic.php?=31&t=81624 Re: Our Acacia Home 767May 12, 2018 6:23 am Didn’t have a great day on Friday, I phoned our ‘new’ CSo and wished I hadn’t. She is unbelievably rude. I had three things to ask her: 1: when would we receive confirmation of our PCI and handover dates. She said she hadn’t heard anything from anyone so didn’t know. I said we had arranged with our SS for 25th May and 22nd June, she went away and came back and said oh ok I’ve just seen your email. You don’t get a confirmation from us you should do everything with your SS. 2: when would we get final invoice. - she said a week before handover, I said this would not be enough time to get it turned round for payment if there were issues we needed to resolve. I reminded her that by handover we would be 76 WEEKS build length and she went quiet but said well everyone else can do it so you will have to do it too. That is an absolute lie! 3: I asked when we would get an occupancy certificate and she said they wouldn’t give one, I reminded her that our bank has specifically asked for one before release of final payment and finally she said as a ‘gesture’ they would give an interim certificate but that they didn’t have to. She was nasty all through. They don’t know the meaning of the term customer service. All I can think of is they are getting so many irate customer calls they are either not answering or this is a purely defensive mechanism for them. As an update, the blueboarding has been completed on the pergola damage, render is being done on Monday apparently. The driveway...delayed again so we have a 6th date booked for next ‘Thursday or Friday’. Can’t see that happening either!! A very frustrating and upsetting end of week 70. And to top it no news on the microwave trim. Re: Our Acacia Home 768May 12, 2018 6:31 am Has anyone building with Burbank received this: https://www.burbank.com.au/docs/Burbank ... lement.pdf I’m going to email it to our CSO and suggest she reads it. It doesn’t say it’s specific to any state although it says to attend Altona, Vic for settlement in the last step. Re: Our Acacia Home 769May 12, 2018 7:48 am We didn’t get that notice, but if a procedure didn’t benefit us I wouldn’t care what it says. I would just go back to the contract and tell them what the rule is. Your new cso sounds like a cow. Re: Our Acacia Home 770May 12, 2018 8:06 am That’s bs about the invoice issued a week out from handover. Our Sekisui contract says 5 business day prior to PCI - although the contract terminology suggests PCI and handover are the same thing, they should have it ready 5 days prior to 25th May. I’ll PM you a snippet of our contract Re: Our Acacia Home 771May 12, 2018 8:28 am Thanks ehhc I will look through our contract it is probably the same and quote that. I am ok about an interim occupancy certificate but I just hate the fight and the stress they put us through with every little thing. I don’t think any of us are unreasonable people but Burbank have made us into something we don’t recognise!!! I actually want to have the invoice!! I just know it will be wrong and we need time to sort it out. Re: Our Acacia Home 772May 12, 2018 8:44 pm trimum Thanks ehhc I will look through our contract it is probably the same and quote that. I just know it will be wrong and we need time to sort it out. My ss will only issued interim certificate at handover. As per SS we have to apply for OC from council but habby called to Hurstville council what is required for OC and hurstville council reply was any private building certifier can issue OC. Once your final variation is sorted out than they will issue final invoice. We have directly requested for final invoice by email to accounts in Melbourne cc copy to AM and SS. Build Thread : viewtopic.php?=31&t=81624 Re: Our Acacia Home 773May 13, 2018 6:49 am Thanks Shazaw and ehhc. I wish our CSo had explained the difference between final variation and invoice. So from what I understand from both your experiences is that they will send us the final variation which includes any changes from all the provisional allowances and is what they have worked out the final invoice will be? Then if we are happy we sign and return for them to issue the final invoice?? Have I got that right? Re: Our Acacia Home 774May 13, 2018 7:53 am Good idea shazaw Trimum, yes final variation needs to be actioned by CSO. Owners sign off and return. CSO will pass on variation to accounts who will add to or deduct from the contract price then issue final invoice for the balance ... HOWEVER builders should have informed us of any variation to provisional allowances as soon as they received their own trade’s invoices. Clause 49.D So in your case I really think they need to, at the minimum, issue refund for insulation NOW. If they are not being *******, they should also know of any variations to provisional allowances already. Thanks the CSO intimated she would get the final invoice sorted not in those exact words but I realise that was what she could have been saying whilst sighing and making out it was all too much effort. The AM has emailed to say the insulation WILL be refunded so I feel fairly confident that will be done. However I am going to send an email to the CSO and copy in SS and AM today to clarify a load of points. Yes I agree good idea about emailing Melbourne head office! Re: Our Acacia Home 776May 16, 2018 1:23 pm Went to the site to meet a landscaper this morning for a quote ... could be around $30k that doesn’t include the fence either , will wait for the formal quote to come through and work out what we might be able to do ourselves. While I was there had a look at a few things The formwork has started for the driveway to be poured later this week Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ And the renderer has repaired the damage so just waiting for the painter Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Looks like PCI will happen next week as those two things we had insisted on, hopefully they also get finished!! However Still no trim kit for the microwave and the front door is still not fixed. I was hoping to get away with $30K including the fence and driveway. Re: Our Acacia Home 778May 16, 2018 4:25 pm That would include all earthworks - it’s a flat site but lots of weeds as we have been building 70 weeks now! Then put topsoil and turf for around 350m2 and nature strip (corner block) around 200m2, paved border too. We have asked they leave out the planting as we could buy those and plant them to save costs. We have asked them to quote for a path too. We will get a better refined quote soon. It’s way more than I thought!! Re: Our Acacia Home 779May 16, 2018 8:52 pm trimum That would include all earthworks - it’s a flat site but lots of weeds as we have been building 70 weeks now!
