Can any one tell me how long the appointment takes, what to expect and what I should look out for? Or is that a very broad question? 😆 Ask questions to discover 1) what is not included at all ? post box, driveway, window nets, council fees for driveway, electric connection and meter cost, rainwater tank costs, soil test, wind test, landscape plan 2) what is covered by "allowance"..hence could go over budget - piering, drop edge beams 3) do you have definite assessment for BASIX rating (and hence costs) 4) do you have definite assessment for BAL Bushfire rating (and hence costs) 5) if your lot is yet to be setlled then enquire about how many months the tender price is valid for? Need to sign off on them tomorrow so I am going through it with a fine tooth comb. Can someone please advise - in our laundry, our dryer will need to be wall mounted above bench. Does that mean I need to tell my Electrical Consultant to put one powerpoint on the wall where the dryer will be (above bench) and one powerpoint on the bottom of bench where the washing machine will be? Yes Thanks for your reply MandM+4 and NavyLion I emailed our Electricals Consultant regarding my above query and she said all good - these points will be addressed once they receive the kitchen drawings. So i guess they go over the kitchen drawings and bring up any issues - which makes me feel better that they check things thoroughly because it's fairly easy to miss these sorts of things! We signed off on the kitchen drawings yesterday - should i expect something in the next few weeks like final drawings or is what we received/signed off on the only thing? We have a stormwater drain on our property which our current house drains into and no issues at all but council have no records of it. This isn’t uncommon on the North Shore due to the age of properties. My land was subdivided in 1914! Not Wisdoms fault at all and they are throwing everything at it to fix but it’s just another nightmare and costly delays for me To make matters worse 3 months ago we didn’t renew our tenants lease as we thought we would be about to start and they have just moved out so it costing us an extra $10k per month in mortgage payments My PA is $15k for hydraulics but have realistically allocated $50k for such a large block Re: Building with Wisdom Homes 10634May 01, 2018 7:47 pm Manhattan52 No design hasn’t been started yet. Thought about it but have just decided to wear it and move in already. It’s certainly not Wisdoms fault just one of those timing things that no one expected. With the level of expertise they have on the case I’m confident one way or another it will get sorted. Just hoping it’s not 6 months or something but never know with this council. I've been reading here and there but hard to keep up with a newborn at home It's been great and very helpful reading everyone's progress. It's been keeping me positive and excited for when my build will start. I'm building the Monte Carlo 40 at Catherine Park Estate. It's probably nearly a year since we requested a tender and we're just in the process of submitting plans to CDC however there's been a delay as our house is over around 1m2 gross floor area, meaning we need to cut 240mm from our leisure and outdoor leisure . They apparently miscalculated earlier which is why it has only been picked up now. Just wanted to know if anyone also had issues with gross floor area this late in the process? Also, what was everyone's experience with receiving updated plans back? We were notified of this error on April 27 and only received the revised plans today which also weren't correct. I understand drafting can be slow and they are still working on fixing the admin process but I assumed if the fault is on their end, surely they would prioritise it and get it back sooner or am I expecting too much? TIA Hello, welcome to the forum. We’ve just finished our Monte Carlo 40 and love it. Can’t help you with the gross floor area but you won’t miss it, the leisure room is a really big room. April 27th was only 2 business days ago?
