Browse Forums Building A New House 1 Apr 24, 2018 12:41 pm Hi all 👋🏼 We have signed with Porter Davis to build the Vancouver 33. Our 1763m2 block is in the new “The Green Estate” in Winchelsea. We have our tender appointment coming up and thought we might put it out there with what we are building to see if you all have any ideas or tips! We have chosen the following: - Rhode Island facade - Alternate bath option - Garage extended an extra 2 metres (1 metre on each side) - Lounge windows separated - Lounge raked ceiling - Lounge added two hinged doors (glass doors) - Glass sliding doors on the dining room and rumpus room (out to the Alfresco) - Kitchen galley to have overhead cabinetry - Kitchen galley window - Kitchen window splashback - Kitchen cabinetry above fridge cavity - Rumpus added cavity slider - Activity room added cavity slider from family area to hallway - Master bedroom (HIS WIR moved to have entry at door entry rather than front window entry) - Ensuite only one basin - Ensuite shower niche - Ensuite add two sliding cavity doors - Bedroom built in robe doors (sliding and mirrored) - Freestanding bath in the main bathroom - Main bathroom shower niche - Main bathroom extend mirror by 900mm to wall - Laundry extend built in cupboard to double the length (create broom cupboard) Would love to hear some feedback! Thanks 😊 Have you been to see the Vancouver on display in the Armstrong Estate at Mt Duneed? I'd look at the display there for ideas and see what changes you see there that make sense vs the standard plan. I feel like we have done a lot of research but you can never know! Of the changes you have suggested I would definitely agree with adding more room on to the garage, maybe even see if you can do an extra metre or two at the front? It doesn't look like there is a separate WC and bathroom option if you do the alternate bath otherwise I would suggest that, although having the powder room probably takes that issue away to some extent. I like the linen closet in that option as well, there isn't much storage otherwise. Sounds like you have gone with plenty of cavity sliders which is what we did as well. We also looked at extending the laundry like you did but it was about $2,000 to add on a cupboard and bench which we thought was ridiculous. Moving the entry to the WIR also makes a lot of sense to me, dunno why you would want it next to the front window. Here's ours below: - Rhode Island facade - Alternate bath option - Lounge windows separated (to make room for a fireplace post build) - Glass Corner sliding doors on the dining room and rumpus room (out to the Alfresco) - Kitchen galley window (left as a single awning so we can open when needed- eg burnt toast!) - Kitchen window splashback (700mm high by 3000mm wide) - Kitchen overheads to full length over the splashback - Kitchen cabinetry above fridge cavity - Kitchen cabinetry to make a double wall oven - Upgrade to Cat 3 stone benches - Debating shaker profile to cabinetry - Rumpus added cavity slider - Activity room wall to study nook made a full wall in lieu of half wall. - Ensuite shower niche - Ensuite add two sliding cavity doors - HIS WIR added a cavity slider - Double Glazed Master window - Bedroom built in robe doors (sliding and mirrored & 2340mm high to match doors) - Main bathroom shower niche - Remove ducted heating / cooling to allow for air con units (post build probably) Where are you building? We are building in Greenvale & our land won't title until approx June 2019 so we have sooooo long to research and save which is handy! So excited to see how your build goes! Thanks 😊 Sounds exciting. When I contacted Porter Davis last year I was told they don't build in Winchelsea. They must have realised that quite a few people are building out there now.
