Browse Forums Building A New House Re: Building At Macarthur Heights (UWS Campbelltown) 227Apr 17, 2018 11:21 pm We have been advised by our builder that currently plan approvals from Campbelltown Council are quite slow (12-14 weeks) and that Landscaping plans are required as part of the Council submission plans. Has anyone else been advised similarly? We have to go through council due to the size of our house. Our application pretty much sat around for 8 weeks before being allocated an assessor. Initially told by Council 8-10 weeks, then 14-16 weeks, then 12-14 weeks. Honestly I think they just tell you anything just to get you off the phone. Council apparently inspected our site almost 2 weeks ago now and have informed our builder we should have something by months end. We lodged both a landscape plan and bushfire assessment as we didn’t want to give Council any reason to delay. Their time frames are appalling. Really there should be a 1-2 week turnaround on these things but when it is comes to a government body everything takes 7 times longer. The quote i got includes a lot of services that i don't know if are required: - Title searches - Conveyancing enquires - Survey report (if required) - Building certificate (if required) - Stamp duty - contract and Transfer - Stamping fee - Notice of sale - Registration fee - transfer - Registration fee - Mortgage - Law Stationer's fee - Printing changes - Photocopying and fax charges - Couriers - Miscellaneous expenses - File Storage and archive fee I've been told that as Landcom is a government's organisation the conveyancing service should not be expensive as the contract is quite standard. Regards, Around $1400 to $1600 would be standard. Anything cheaper you would have a conveyancer looking after it who are not legally qualified. I note someone has recommended on line legal advice. Whilst it may be cheaper but do so at your own peril. There was a no guarantee the person at the other end of the keyboard is qualified to give legal advice. Right at the bottom of Poulton terrace. $5k for rock sounds rather low - if you don't mind me asking, at what depth did they find rock on your soil report? Our one is at 400mm so not very deep at all which is bad and it was found in all 5 drill sites when they did the testing. Which builder did you go with? The other thing that worries is did your lender have any issues about approving construction loan with provisions amounts? Got a report from an assessor that says 29 but Council says that if we don’t push home back 1.6 metres then it’s a BAL40. Now going back to drafting to change plans and get a new BASIX certificate.
