Browse Forums Building A New House Re: KDR - SE Melb - Simonds Flinders - Waiting for PCI! 584Apr 13, 2018 11:09 am smithfamily Bri1234 PCI 9am Monday Got a call from SS this afternoon. So within the next couple of days the house will be ready (except maybe splashback, it's due later this week or early next week). But, he heard from AGL who Simonds use and even though the gas line's 20 business days was up today they are still saying it will be another 2 weeks due to internal issues. We remembered the SM mentioned to us a few weeks ago that if the gas was holding us up we could sign a waiver to say we understood so that the rest of the process can go ahead rather than the house sitting there for 2 weeks. Last touches are being done today. Cleaners through tomorrow. He said he's finished with the skip so feel free to fill it up. So we'll probably go up there on the weekend and clean up what we can. Wonder if we can fit an old dryer in there? hmmmmmmm lol And all being well we have PCI on Monday. I'm going to call the bank now and give them a heads up for valuation. Yayy!! That is fantastic news Bri!! Bugger those AGL people, seriously! Surely there should be some sort of compensation for the delay? A reduced connection cost? I'd certainly be bringing that up. I hope that PCI goes well on Monday and looking forward to hearing about it! Just remember, don't rush it, take as much time as you need Thanks SmithFamily It is ridiculous that they can't get it done in the time frame they state. It has a chain reaction. Without that we can't get the driveway finished either as we're planning to concrete part of where the line will go. It's frustrating. Thanks. Monday seems like such a long time away, lol. Hopefully the splashback will go in today so we can see that on Monday too but I think that's wishful thinking at this point. I have a question for you though, how much of the front yard did Simonds clean up? The back isn't too bad but around the skip at the front is a mess. Lot's of weeds grew around the skip (out of our control because it was behind the temp fencing at the time) but we've since put weed killer on and there is so much building rubbish there. Absolutely, very frustrating! I would definitely be getting onto them about compensation or at least a "hurry the hell up" each day until it's done. Haha Monday will feel like a lifetime away! And the weekend will go super slow too lol They did an OK job of cleaning up the front yard. Our skip bin was literally only just taken away on Tuesday, it was on our front nature strip so the newly laid grass is now dead underneath it lol They didn't kill any weeds and the dirt left behind wasn't the greatest. They did remove a whole bunch of concrete rubble from when the driveway was done but did leave some crap behind. They had done a perfect job of cleaning it up prior to the driveway going on, then it was average after that haha See pics. When I phoned the other week it took forever to get to the right dept and then they were useless. Sometimes via facebook is better but other than the standard 'we're looking into it for you' response so far, nothing. The last couple of days have seemed to drag on, lol. Will have to try and keep busy over the weekend. Oh so they did do a fairly good job didn't they. Ours they haven't yet. Not sure if they're still supposed to come back. The big bits of concrete are our responsibility so we might chuck them in the skip over the weekend as well as some dead weeds, lol and leave the rest to see if they clean it up. I'm expecting the concreters to leave the same sort of mess when we get our driveway done. Though I don't understand why they think it's ok to leave it. Just popped up the road. No splash back yet and no sign of any workers having been onsite for anything today. I did get a call from United Energy the other day in response to my feedback about the asphalt around the power pit. Looks like someone had a look yesterday and all they seem to have done is scrape dirt over the holes to fill them, hmmmmm. I'll wait the week he told me they'd be and see if they fix it properly before messaging again. In the meantime I keep getting calls and messages about our furniture and blinds etc being ready. I keep having to put them off. The furniture place might start getting annoyed because they have been holding on to 2 couches and a sofa bed for a few weeks now. Re: KDR - SE Melb - Simonds Flinders - Waiting for PCI! 587Apr 13, 2018 6:38 pm Got to love getting good news last thing on a Friday afternoon!!! Email from the council re our Asset Protection Permit for the demolition. They have inspected and found the condition of the public areas are satisfactory so the permit has been finalised and we will receive a full refund of our bond, woohoo! Very true, I quite often use Facebook to get in touch with companies now, seems the only way to get through to someone useful sometimes. They didn't do a bad job cleaning up the front, it was great, until concreters came haha so you'll probably have the same problem when you do the driveway. That seems like a typical thing United Energy (or large corporations) would do. I had Telstra come out and look at something for me, was here for less than 5mins and said they couldn't do anything to help..... Ahhh yes, we had to put off some furniture deliveries too. I found that if I explained the situation, they were fairly understanding, considering. I hope the weekend has gone quick for you! Tomorrow is your PCI!!! WOOOOO!!! Re: KDR - SE Melb - Simonds Flinders - Waiting for PCI! 589Apr 16, 2018 6:25 am Good luck today Bri - will be thinking of you at 9am. I hope that everything is perfect or at least close to perfect. Re: KDR - SE Melb - Simonds Flinders - Waiting for PCI! 590Apr 16, 2018 8:44 am Thanks Rachael and SmithFamily. We're about to head off now, hubby has just gone to get a spirit level out of the garage to take, lol I have all my papers and a hair dryer, lol Just drove past on my way to drop the kids to school and SS is already there so that's good. Good Luck Re: KDR - SE Melb - Simonds Flinders - Waiting for PCI! 592Apr 16, 2018 6:06 pm Met SS at 9am, left 3 hours later with brain strain, lol All went well. Nothing major to be done. Some touch ups here and there, bit of cleaning etc. Gas line still not in so we've given a letter saying we understand that and are happy to proceed. Fingers crossed it's in soon but it's still to just leave the house sitting while we wait. At least this way we can get other things happening. The plan is to go back later in the week to do the PCS. Splash back went in this afternoon. It's a bit darker than I was expecting but still think it will be ok once the oven and range are in and we then get some colour in to the kitchen when we move in. Now we wait and let SS know if we notice the gas line go in. In the meantime I need to organise more concrete quotes. SS is firm on us needing a grate in front of our garage because we have such a small step up from the garage to house. The 3 garage quotes I've got all said no we don't need the grate. Kitchen is looking awesome! My wife is very jealous, she wanted a black kitchen! Haha We don't have much of a step up into our garage either, and no grate (driveway done by Simonds). But, due to the driveway being on a decent slant, I guess it wasn't required..... Hopefully smooth sailing from here on in! It's a lot of info in one go, lol He said they have 7 days but he's also talking about us meeting later in the week to check it out. LOL, we decided early on that we wanted dark counter tops and then worked around that a bit. We're not sure. 3 concreters have all said we don't need a grate but SS is saying we do. We have a decent slant as well. I'm hoping another guy is going to come quote tomorrow, I'll see what he says. How's your house going? All moved in and settled? Any issues? Then we went to the house to break up some old concrete etc to put in the skip because SS has finished with it. Managed to trip and cut my knee on some rusty rebar stuff. Groan. Met a 4th concreter this afternoon who also says we don't need a drain/grate. Though he's knows SS from passing in the nearby estate and is going to talk to him, lol. I was leaning towards charcoal coloured concrete for the driveway but now this guy has been thinking exposed concrete. I'll add a pic of the sample of like. This afternoon we received our final invoice and statement to send on to the bank. Still not gas line. Getting a bit stressed but fingers crossed Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Re: KDR - SE Melb - Simonds Flinders - PCI Done 600Apr 17, 2018 6:44 pm Bri - I love the dark and moody kitchen. As you said adding anything with colour will make it a feature and you won't notice the black as much. It's a tough gig doing the PCI but the main thing is that there is nothing major and it should all be completed by Monday - pending the gas line. I hope that's soon for your sanity sake. Not sure I get what the deal is with having drainage or not added to the driveway, so I'll just leave that one for you. We have to have it as we have very little slope on our block and we are going to need about four for the side of the house. So are you madly packing - you know that I so jealous of you right now and also thrilled. We were lucky in that our old house was so small (86 square metres) compared to the new house, they were able to take enough readings around the old backyard house before… 8 37143 The biggest challenge will be if you take out a loan and then run out of money - you'll have an incomplete security and lenders do not like this so you can get stuck.… 2 19108 Hi, I am looking into doing a KDR in Melbourne and am contemplating using Kialla Homes. I am looking for feedback on them from others who have built with them. 0 13446 |
