Is framing a basic small house a job that takes a couple of people 1, 2, or even more weeks to do? If it's a couple of weeks then I guess it should cost less than $10k. Making further guesses, putting in windows, wrapping the building and nailing on cladding should cost less than $10k (hopefully significantly less?) Even allowing another $10k for the other things I mentioned and things I might have forgotten I'm still $30k away from the quotes I got. What am I missing or underestimating? We have a similar sized build (150 SQM) but are looking at kithomes. $75k for kit, kit home guys reckon you could do an owner builder and have it built for another $90k Kit doesn’t include slab, plumbing or electrical. I have my own business and work with a number of residential clients. You will need to include a cost for your time if you do go down the owner-builder route as well. All costs for that project were broken down elementally. The percentages on that cost summary are only specific to that project, with costings priced for the Sydney market. There is a section for building cost per sq meter- that would be a rough guide. Do a takeoff for more detailed costing Good luck consider putting in wall WC instead of robe in the same bedroom, then it might be doable to hook up to the existing piping. 4 6665 Looking to tile the facade pillars rather than rendering.
