Main Variation Costs: · Elegance option · St Kilda Façade - $6490 · Ducted air-conditioning, flooring promotion - $5990 · Neo-Modern Kitchen promotion - $4990 · Family Room extension under the eaves - $1179 · Increase width of garage by 240mm - $1004 · Concrete slab to Outdoor Area - $3569 · Nett effect of moving laundry and reconfigure Bedroom 2/3 – $834 · Provide single span opening to Outdoor Area - $2114 · Provide stacker doors to Family Room - $4433 · Delete Family Room windows (2) - -$338 · Provide external door to garage - $475 · Provide colorbond roof - $4008 · Provide acoustic insulation batts to Media Room - $527 · Provide R1.5 batts to all external walls - $727 · Provide Media Room platform - $1220 · Upgrade WIR fit-out with 2 x draw towers and extra rails - $794 · Create Powder Room/Broom Cupboard - $1337 · Reconfigure Pantry layout - $1130 · Provide 2 additional exhaust fans - $373 · Provide secureview security door to entrance - $1127 · Flyscreens to all windows - $471 · Flyscreen to stacker doors and laundry door – $444 It doesn't take long to add up. Some of the costs i think are reasonable, and it does quickly add up, Best to get what you want within a budget. We basically obtained quotations on every possible wish-list option we could think of and then removed what we couldn't afford or deemed not worth the cost. We are building the Grange 25 with lots of modications, Elegance with Neo-Modern kitchen. We ended up with 'E' soil and N3 wind rating which added $25000 to our build. Electrical appointment adds up quickly, we allowed $6000 and spent $7500 AND Colour Appointment added another $3500. But we are still happy with our overall spend. Hopefully, will be starting the build in about 3 weeks. Based on the information gleaned from these forums we are expecting to spend many extra $$'s at both appointments, but again it comes down to getting what you want within the budget. We got our covenant approval 22 March and signed the last form on 23 March. This will be interesting. Expecting to pay many $$$'s. At our electrical appointment, Brodie suggested that we have glass powerpoints on the kitchen splashback (not too much extra). I also added a powerpoint to the back side of the island but did it in the dark colour to blend in with the Burnished wood laminate. Colours is only as expensive as you want to make it. Remember, that you have 2 colours (including either 1 silk finish or 1 timber matt finish) for the kitchen. We chose timber matt for the bottom and then silk for the top and we had to pay extra for the top. Don't stress too much, they are really good. Just over 3 hours to complete and didn't have to change much from what we selected when we did our test run in December. We had one re-selection forced on us in the aftermath. Electrical Appointment: Again we were well organised for this and it was almost an enjoyable experience. Had a few dollars left over at the end so spent it on some nice to do's. Colour variation came back after 3.5 weeks. We now have a start date: 29 May 2018. Just make sure you google the codes of the items you upgraded to make sure they are correct on the final paperwork. We had the wrong bath spout added (which was more than the one we actually wanted haha), and a missing upgraded toilet 29th of may is just around the corner, exciting times. Looking forward to watching your build Actually we did go well over the allowances, but still within our own budget. The re-selection was for the battens that form part of the St Kilda facade. There are now only 2 colours to choose from (a bit disappointing). Have read everything more than twice, but experience tells me that you can still miss something. That's why we pay them I think. Well and truly looking forward to getting started. Other builds around town seem to be going well. We spent close to 2 years in a process with TA. It was horrible..... we got to tender, and the first cut was 50% over our budget which "they care such about meeting ".
