This is our second build, our first was 4 years ago in Gainsborough Greens. We loved the process so much that we thought we'd do it again. We've got a deposit on an 850m2 block in Upper Coomera. It's 17mx50m and today we payed the initial deposit with Brighton Homes (Formally McDonald Jones Homes). We initially fell in love with the Oasis 34 but it was a little too wide for our block so instead we've switched to the Miami 31 with a few modifications. Now we play the waiting game.... Block isn't set to register until late next month, although they haven't even finished the roads yet so I think it'll be pushed back by at least a month, but probably more. This gives us plenty of time to sell our current house as well as get everything sorted with Brighton. Hopefully by the time the block registers we'll have everything else sorted and we'll be ready to go. The initial plans: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Our modifications so far. Will be a week or so until we get the next lot of working drawings. Changes we made include: * Added additional 1m width to the garage for storage and added a door to the backyard * Extended the alfresco roof * Removed the seperate toilet from the ensuite and extended the shower to 1800 long * Removed voids in robes * Made the pantry smaller to create a broom closet in the laundry * Cut out part of the wall between the study and the dining for plantation shutters Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Although a little more $$ we just couldn't go past the inclusions that Brighton offer. As well as Smeg appliances, Colourbond roof, 1200 wide entry door, double undermount sink, stone to kitchen and bathrooms and 2590 high ceilings we also got * Butlers Pantry * Freestanding bath to ensuite * Ducted AC or flooring * 40mm Stone to island * Increased height doors/windows * Extra $$ to spend at colour selections All included as a promo. Other extras we've included in our initial tender include a full render and all the extras that come with a BAL 12.5 rating. We've also paid for an upgraded facade, although we're still waiting for drawings to come back to decide whether we want to increase the portico height from 200mm to 400mm. Current facade is below. Hopefully get the new drawings within the next week- Like ⋅ 1 comment ⋅ Pin to Ideaboard ⋅ We look forward to sharing our journey very nice changes. It looks open. Your Alfresco extension very nice Re: Miami 31- Brighton Homes- Northern Gold Coast 13Mar 16, 2018 6:38 am Beth2018 kailie86 Thanks Beth. So you’re saying you prefer your fibreglass pool to a concrete one? We’ve had a few quotes for both so far but we’re waiting for our soil tests to be done before we decide. I love mine and am putting in the same at my new build. Cost aside my neighbour installed solar pool heating. Their pools feel cold. If its a warm day even in winter our pool has no heating and we jump in. Another neighbour paid the $2500 extra for some beam for concrete pools to stop them cracking due to soil movement. We are on "S" here no movement. He has had to empty at least 4 times in 6 years due to cracking. He bought with a very good company. There is pool snobbery. Concrete you pay more you may get money back if selling on. Some people don't care. Basically its personal. I love my spa seat and even if the prices were equal would stick with fiberglass but thats just my personal preference. Good luck with your decision. Very helpful! Thanks so much 😊 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 14Mar 18, 2018 1:12 pm kailie86 Beth2018 kailie86 Thanks Beth. Thanks so much 😊 Throw a spanner into your decision I was talking with another neighbour she used Barrier reef fiberglass pools. Spoke to her yesterday as she has a new installation (6 months) coping the grout has falled out they had to come back regrout the coping and replace some coping slabs as the sides had chipped off for no reason. Concrete fibergass looks like both have their issues:( Re: Miami 31- Brighton Homes- Northern Gold Coast 15Mar 18, 2018 4:47 pm Lol always the way! We were at the Rochedale estates today looking over colour schemes and also checking out some of the pools. We really like the look of some of the pebblecrete... and from the quotes we’ve gotten so far, they’re considerably cheaper so that’s the way we’re leaning at the moment. On another note, land valuation should be done tomorrow or Tuesday and soil testing the week after 😊 also the sale of our current house is set to go unconditional on Wednesday so we have all our fingers crossed that everything works out this week! :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 16Mar 19, 2018 9:40 am kailie86 Lol always the way! How exciting!! Our gutters and fascia should be starting today, will have to go up for a drive and check it out. Pools are a pain in the butt. I have no idea what the difference is between the two, the other half wanted concrete so we got concrete. I don't really care, I don't get in there much. It's just an oversized water feature IMO We haven never really had an issue with our current concrete pool, its about 10yrs old at the moment. We got it installed when we bought our current property Re: Miami 31- Brighton Homes- Northern Gold Coast 17Mar 19, 2018 5:08 pm 😊 always great to have some movement the block, I’ll go and check out your thread for photos. Hopefully the roof goes on this week! Val was done today and came back at contract price so that’s a relief. 1 step closer 😬 :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Re: Miami 31- Brighton Homes- Northern Gold Coast 19Mar 20, 2018 8:00 pm Great news your valuation has been done Kailie . Fingers crossed for a good soil test, it will depend on the amount of fill you have on your block too. Oh nice your up at Stone Creek, we where at Huntington, Symone my girlfriend lives in WillyWag Tail St, such a pretty estate. In regards to Pools I’ll vote for fibreglass only because it’s not as rough as pebble crete on the kids skin. We have 0 fill so that’s a good thing.... a fair bit of shale/rock though so will see how it goes. It’s always 1 step forward 2 back for us. Our current house was meant to go unconditional tomorrow but got word today that the buyers need another 14 days for finance because of a mishap with identification and needing documents from births/deaths/marriages. Ahhh after 5 months on the market, 3 agents and 1 collapsed contract we just want it over with already so we can move on with the new build 😖 How’s things going with your block Tribe? Out of council yet? :-D Modified Miami 31- Brighton Homes https://forum.homeone.com.au/viewtopic.php?t=91265&f=31&p=1789112#p1789112 Hi, I am wondering if anyone has built with Montgomery in the last few years on the Northern Beaches?
