Note that the information on "Pre-settlement inspection" and "Insurance" is not so much applicable for 'land purchase' *********************************************************************************** Registration of title We have been given notice that the title to your property has registered. We enclose a copy of the title for your reference. In accordance with the contract of sale, we note that settlement is scheduled for 12/09/2017. Preparing for settlement We recommend that you do the following without delay: 1. Off the Plan Buyer’s Guide: Familiarise yourself with your rights and obligations as set out in the Buyer’s Guide we sent you at commencement of the matter. 2. Pre-settlement inspection: You should contact the sales agent to arrange a suitable time to inspect the property and check that the boundaries of the property and that the finishes and fittings are satisfactory and as were disclosed to you. We recommend that you engage an independent inspector to do a handover inspection report for you. We can refer you to an inspector if you do not know any. Please let us know if there are any issues that arise from the presettlement inspection. 3. Finance: If you are obtaining finance to purchase the property you should immediately contact your financier and advise them that title has registered so they can prepare the mortgage documents and get ready for settlement. Given the short timeframe to settlement, it is extremely important that you sign and return your loan documents as soon as possible to avoid delay and extra charges. Insurance Please refer to the Buyer’s Guide in relation to the risk in the property and obtaining insurance over the property. What happens next? We will order the searches on the property based on the searches you have selected (or just the compulsory searches if you haven’t returned the search form). We will send you a draft settlement statement usually around 5 days before settlement.
