Hopefully, I will see you on the walk your lot day. Stockland did "walk your lot day" for earlier stages, so I am hoping they would do it for our release as well. All the best to you Re: Building at Willowdale 3128Mar 17, 2018 12:35 pm Mrs RS Katt Hi all, My builder has submitted our plans for DA approval today, does anyone have an idea on how long Campbelltown Council usually takes? Hi Katt about 8 to 10 weeks thats how ours was all the best with your building. .. Thanks Mrs RS!! Really appreciate it! Re: Building at Willowdale 3129Mar 29, 2018 6:32 am Hi everyone, We attended our Walk Your Lot event day and noticed that only our front boundary was pegged out, not the rear... Was this the same for anyone else and if so do you know when the lot will be fully pegged out? Our bank won't valuate the property unless it is, thus won't be able to proceed with the loan approvals. Cheers, Shannon Re: Building at Willowdale 3130Apr 24, 2018 7:03 am Hi all, just wondering if anyone knew how long da approval for retaining walls take? Are they assessed in the same pile as those for homes (6-8 weeks)? Re: Building at Willowdale 3131May 10, 2018 8:39 am Hi all, for folks who have done a valuation for their lots in stages 16A - 16F, how was the market value compared to purchase price; valued more or same as purchase price? Interested to know as this could affect the LVR for bank loan application. Interested to know as this could affect the LVR for bank loan application. We're in 16B and had an increase of approx 14%, however it didn't affect LVR on land mortgage as with our bank, within 12 months of purchase they use sale price not valuation price. Will be beneficial when we apply for 2nd loan for build component and build loan application will occur after 12 months have passed. Re: Building at Willowdale 3134Jul 01, 2018 12:23 pm Hi all, I'm wondering if anyone has successfully recovered Fencing costs from the neighbours. Our new house will be ready soon and need a fence to be installed before we move in. There is no house on the adjoining and rear land (they've applied for DA). I've sent letters to the owners but haven't heard back from them as yet. The letter clearly describes the fence material, heigh, length, location, estimated cost and contribution. Since I've not heard back from them I'm wondering if I should proceed with the fence and attempt to recover the cost at a later stage. My concern is if this matter gets escalated what chances do I have since the fence was built prior to coming to an agreement. Thanks Re: Building at Willowdale 3135Jul 01, 2018 12:28 pm Regardless of cost you should receive half the cost back. If they do not respond you will have to take it to tribunal. This should help http://www.lawaccess.nsw.gov.au/Pages/representing/lawassist_fences/lawassist_fences.aspx cheers Re: Building at Willowdale 3136Jul 01, 2018 12:38 pm hi SKB Where exactly are you building because i am in tge same boat tooquote="SkB"]Hi all, I'm wondering if anyone has successfully recovered Fencing costs from the neighbours. They are not obliged to pay half if you do it without their consent. They are not obliged to pay half if you do it without their consent. They're obligated to share the cost as per law. They may decide not to build for years and may choose to ignore the letters, in that case we will never have an agreement or their consent. But for a house that is complete, a fence is required. You don’t need a fence up to get Occupancy Certificate. Good luck getting any money back via arbitration or legally....best to get consent or hope the neighbour will do the right thing once they start building. If you relying on getting money back....speak to owners or wait till you get in touch someday. Re: Building at Willowdale 3140Jul 01, 2018 6:59 pm We had this issue at my parents place (in NSW, but different local council). We had a dog so needed fences, neighbouring on one side hadnt started building. They verbally agreed to pay "when they could" - 5 years later it took asking nicely (repeatedly), offering installments, taking it down the legal route, being told we were entitled to the money legally, but not having a way to get the money, and then finally they relented and gave the cash to my parents. They had been living in the house about 3.5 years by the time they paid. They are supposed to pay half the cost of the cheapest type of fence, so in theory if you wanted something fancy youd pay any extra above a regular fence. If you can wait, I would wait until they live there as it might be easier to have the discussion. vs07 SkB vs07 If you are concerned about the money then you should either wait to get in touch with them or proceed and hope they will do the right thing. Hey guys building a new place through a volume builder and just wondering if i should complain to the site supervisor as we just had plasterboard installed. Looks like… 0 11853 Elvis has left the building... The site supervisor quit after 2 month on the project. I guess he was just instructed to bark at people, but didn't like when he was… 26 21656 |
