Browse Forums Building A New House Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 347Feb 10, 2018 2:50 pm mrs.jessica Looks great, we are wanting to do square set cornice as well. Cant wait to see an updated photo especially with the polished concrete floors. May I ask how much the floor was to polish the concrete? Thanks! I love square set so much! If we had the budget I would have done the windos and doors too. The upgrade cost for the nil exposure, mechanically polished concrete floors was $5024 for approx 128m2. I'm not sure what the standard allowance was for the flooring to know the price in full.. but that was the upgrade cost. Just curious - did you go with the no cornice finish? Did it cost a lot? Thanks! Yes, we sure did!! The cost was $2,760 to cover the whole house except for garage. I'm not sure how many linear meters that is exactly.. nor what the per linear meter cost is. Hopefully that's helpful though to give you a rough idea? How is everything going for you? What stage are you up to? That's great and it looks awesome. I love the look but we were on a little bit of a tight budget at the time so we ended up with cornices... We've driven past your build a couple of times and the facade looks nice. Our build's going well. A little slow but getting there. We're close to being "enclosed" - just waiting on a little bit of cladding to get done. Inside's a little bit ahead with painting starting next week and tiles after that. Don't think I'll be able to maintain my own thread but here's some pictures if you're curious: https://photos.app.goo.gl/v4XPAzlUF6t4nKlv2 Your house is looking amazing!! what street are you on? [/quote]We're near the top of Steamer Way. Your facade's coming along nicely Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 351Feb 12, 2018 6:13 pm our SS quit, and now we have been assigned 'PS'.. wasn't this your SS at some point? just wanted to see what you thought of their quality of work? Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 352Feb 12, 2018 8:05 pm Ahh that sucks. Seems like Valeco arent having much luck with Site Supervisors at the moment. We did have a PS at one point, was only very breifly before xmas. He scheduled a bunch of stuff up to xmas and a couple of weeks into the New Year. Then we got our new SS. We havent really had much direct contact with any SS. The first never had the initial meeting on site and only updated us when we requested it. The second (PS) we only got to meet because we were forceful with Valeco that we wanted an on site meeting. And the third (hopefully final) SS we met on site only due to the meeting to discuss the gaps. It has been 4 weeks since that meeting and we havent heard anything since. No updates (aside from an invoice) even though we have emailed our customer service contact twice to try and chase an update.. I really want to praise Valeco but they are making it hard when we get very little communication about the build and they had that pretty major stuff up with the gaps. Fingers crossed everything else with our build goes well and I can excuse those things (nobody's build is perfect, hiccups are to be expected). Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 353Feb 12, 2018 8:16 pm We still haven't met onsite with anyone so far! at least our old SS emailed us every Friday afternoon (without fail) with updates. How hard is it to keep their customers updated?... we are all spending hundreds of thousands with them. It's not right... After emailing them about our concerns, they said that our build would not be delayed... However we shall see... they are already behind with our roof and managed to leave half our insulation out in the open to be soaked by the storm we had over the weekend.. Hopefully they replace it, before plonking the rest of the roof on.. Communication definitely isn't their best trait.. Sounds like thaey are severely understaffed (and probably underpaid). Hey Stacey! when they first started, did they clear your whole block? My build has finally started but when i went passed yesterday, noticed the rear (closest to back fence) has not been touched. So they have only cleared the part which they are building on and i asked if all will be leveled before handover, the SS said no. Seems odd considering my previous build, the builder evened the block for me (and the previous block was more on a slope), this block is much flatter. 2014 Custom Home - Antech Constructions - 2018 Custom Home - Valeco Homes Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 355Feb 14, 2018 9:06 am Hey! Our land was already flat and cleared because we bought an off the plan block of land that was developed in a lendlease community. I think someone else posted in here that their block wasn't cleared too. Maybe check the contract to see ehat it says. Did you get landscaping included? Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 356Feb 19, 2018 6:55 pm Hi are you doing polished concrete flooring?? Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 357Feb 19, 2018 7:58 pm pandibabi Hi are you doing polished concrete flooring?? Hi Yes, we are having polished concrete flooring throughout most of the house. (Excluding bedrooms 2 and 3, theatre, garage, bathrooms + laundry.) We have gone for the mechanical polish method, with nil exposure and matte finish. Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 358Feb 20, 2018 5:46 am Wow sounds great. I only looked into it and not having much luck with prices. Do you have a price range? Have they started yet? Be nice to see finished product! And who / co. Is doing It? I'm in Brisbane too so like to get an idea. Re: WALLS/LOCKUP Valeco Homes - Polished Concrete + Monochro 359Feb 20, 2018 9:59 am pandibabi Wow sounds great. Pricing will vary depending on the method and finishes you choose = MPC or Grind&Seal etc, UV sealer / standard sealer, if grouting is required on a grind and seal, concrete dyes and aggregates etc. Typically MPC method is more expensive than Grind&Seal. The MPC method also requires 32mpa slab. Because we wanted a nil exposed, matte finish... the MPC actually worked out a little cheaper than Grind and Seal (which would have needed UV sealer and grouting). I don't have prices for concrete flooring alone, unfortunately. I only have the cost to upgrade from whatever the standard allowance was from the builder. Our upgrade to the flooring cost $5024 for approx 128m2. I believe the company they used was OzGrind (we to the OzGrind showroom before locking in our flooring options, they were great to chat to). They have a calculator on their website, using this it says ours would have cost a total of $12,672 (gst inclusive) for 128m/2. which is like $99/m2 Our flooring has already been completed. It is done after the frames are up, but before the gyprock. However, we haven't yet seen the floors as they are covered up completely for protection during the build. Very excited to see it though! Actually, having said that... they may have just done a surface polish for our floors which the calculator says is $9152 (like.. $71.50/m2) In fact, I'm 99% sure that's what they did (or at least what OzGrind had recommended). Because it works out the same price as the Grind&Seal (but it would have then costed more for the sealer + grouting). The concreter will take and reuse. In my case I bought structural LVLs and scraped them back and used them as joists. 1 5429 i had the my concreters concrete right up to the fence. I have pits all along my path, so the water tends to drain away from the house and into the pits. There's only one… 7 13227 |
