My concern is that I can't seem to find house plans to suit for under $200K ideally including everything to move in. Is it possible? Most blocks I see are narrow and long. I don't know the set back rules for building – Metricon recommended a 4m set back from the front and recommended to build a 2 story home which is too much for me. Ideally I am looking at Single, 3-4 bed, 2 bath, 2 garage. Do you want the master bedroom out front facing the road and traffic or out the back? A larger master retreat out the back sounds good but leaves kids/ guest bedrooms at the front exposed to noise and people near your front door. Do you want to spend a little more now for an extra bedroom, media room or garage space for future family additions or better resale down the track? While 5 beds and 2 lounges may be excessive for your needs, give yourself room to grow as circumstances change. Can you advise me, on their web they advertise $XXXK pricing with designer inclusions - are there any other costs they don't factor in? I'm really weary of adding more costs after that they don't say in their ads. I worry about price creep. Your biggest expenses may be the electrical selections, which you can allocate money for but won't know your full spend until selection day after the contract is signed. I would put in around 5k, but the consultant should be able to give you item prices on basics like downlights, which with Coral was the upgrade from a lightbulb sticking out of the ceiling. Site costs will depend on soil testing and you will be given the costs prior to signing the contract but sometimes it's a nasty shock. We had a lot of customizations but there weren't any hidden costs, just that everything above a basic bare bones rental style look costs extra. Carpet underlay and carpet range, ceiling height, counter height, colourbond roof and frame, all things that can be modified for extra comfort and future value but cost more.
