That way you wouldn’t need a second sink in the WC. I would also move the toilet to the opposite wall (where the sink currently is) so it’s not sharing a wall with BR3. That’s an option but I think my partner likes the idea of having a vanity inside the WC also. As I said above I think we will run the WC long ways and make the main bath wider. Just not sure where to put the linen cupboard If we do that. Linen cupboard can be attached to Rumpus/Bed 4 (robe) wall. It does not have to be taking space from your bathroom. And again, with regards to staircase - it does not need a void over the full length of staircase at the upper floor, you can have a liveable floor space over the half of it (only one half of staircase should be voided), so just extend your bedroom there. I wasn’t sure about that with the stairs so thanks for clarifying that. I’m thinking that we could relocate the stairs to the hallway which is what we wanted in the first place and then that makes it easier to move some things around up stairs. It is generally NOT a very good idea to have a staircase facing you entrance door. There’s quite a few ways you could change it to make better use of the space I think. Playing around with it yourself and thinking of how you would live in the space will really help. Just got to get my head past this floor plan and try and get it back to what we want. Meeting with the draftsman would life a lot easier We have custom designed our plan and there was a few back and forths to get it right but it’s worth it when the plan is finally done. I would start by drawing over the plan you have into magic plan and then work it until you love it and pay for the plan and send the pdf through to your builder so they can send it to the draftsman. And then just keep error checking their plans against yours until theirs is correct. Just make sure you customise your interior and exterior walls to your builders standard so that your square meterage is correct.
