My friend built with Clarendon and she said they were alright so thinking of them as an option. I will be building in Mango Hill as well. My lot is quite small so we don’t have many options with floor plan. We don’t have budget for double storey either so really hard to make a decision on which floor plan and which builder to go with. Previously I have asked in rochedale calredone display home how much cost for crestmead 46 with diamond inclusion the sale guy give 420k . now dealing with Ryan on newport he told it would be around 480k . Still have not receive a quote . once I receive a quote I will share with you guys . I told him I need 600X600 porcelain rectified tiles . I forget to mention need high ceiling . Not sure if they allow electrical supply to the client My 2 cents. Sapphire and Diamond are not same. What you see here in pictures in PDF is not the only thing. You are talking about lot more things like bricks, mortor, electricity down light inclusions, type of cabinets you get, stone bench tops, carpet inclusions, tile inclusions and lot more. Don't go by just what you see there. Choices are lot more different between Sapphire and Diamond. The package you see there doesn't match with diamond inclusions. 3 biggest items you put money for will be electrical, carpet, tiles and cabinets. 1) Cabinets - You get only grain finish with very limited colours in Sapphire. You won't get glossy or sheen finish. Diamond has a lot. 2) Tiles - Sapphire has something called silver range. You will have 6-8 colours mostly in white, brown and grey in that range with the limited size. Diamond has much more where in you get porcelain as well I believe. What all we went to pick which looked good were not allowed in Sapphire inclusions. That is where we shell out more. 3) Carpet - We have the most lean and thin one with very 2-3 cms of underlay. They are hard on feet which you usually see in investment homes. Range had only 5 colours where they are either beige or cream whitish ones. 4) Electrical - I wouldn't even discuss as the variations are lot. I would suggest to ask about every item to show what and how it differs from Sapphire to Diamond. 5) Bricks , roof tiles and mortor - You get limited 6 colour bricks, no flat roof etc..Colour of cement / mortor was default to grey. When we asked for colour to match bricks we shell out 2,500 extra. Ask for both booklets of sapphire and diamond which they talk and initially they will get you hooked with internal looks, but ask about external things as well and you will hook them with this . They should be installing all sides of wall linings to be moisture resistant plasterboard as required by BCA but at the moment what they installed in my house is only portion of it and the rest just normal plasterboard similar to bedrooms and hallways. You can say they are doing cost cutting and not being compliant with the industry standard. Take photos of wall installed it as this will be very handy in time to dispute with Clarendon. Hi, we paid quite a bit extra on the original house price. As mentioned in my post, it all depends on your choices. Tradional facade is alright, but not to my liking. The one they showed on website and other paper work didn't match up with final draft. We just left it as it was getting too late to get into things. I am not sure what is in the offering on current sapphire price. Your biggest spend will be kitchen, electrical and tiles. Try to get good bargains on them. Even if they say diamond package has everything included, don't trust them. Ask for exclusions first . post handof, yes we did have few issues but most of them are getting sorted.
