Browse Forums Building A New House Re: Porter Davis homes 15930Dec 18, 2017 3:33 pm We should have been at site this week (loan and planning were approved a month ago) but we are still waiting. Our BC sent through the Building Variation for us to sign but we noticed a number of things that don't seem right. 1. The drawings have changes made that are not in the Building variation (door openings changed, no. of down pipes and positions changed. 2. The drop down to our garage has changed but not noted in building variation and the big one... 3. They have revised our engineering plans and removed a silt pit. None of this was discussed with us first and they did not send through the revised engineering drawings. I hope they were not trying to sneak through a change unnoticed... After querying the changes the drawings were sent through this morning with no explanations. On checking against the drawings signed at contract they have deleted 5 piers but there is no adjustment to site costs (sitting at $40k!). Has anyone had engineering plans changed between contract and site? Can they just change the engineering plans without changing costs? Can we not sign the change off? Sorry lots of questions but I'm getting annoyed at the lack of quality control. I'd be extremely surprised if the contract is worthy of signing before year end and it was meant to be ready a month ago!! I can only hope, the trades they engage can execute the project, because their attempts at managing it to date, have been seriously unprofessional and reek of incompetence. The only real positive was the gent who quoted up our WIR fitout during the WOS appointment. Good demeanour, understood the product and an effective communicator. It's not all bad I suppose.......... journeytotheplaza.wordpress.com Re: Porter Davis homes 15932Dec 18, 2017 8:05 pm KushD brucefil2011 KushD We have the kitchen installed with wrong overhead cupboards today. The colour we selected for overhead is called Avignon Walnut. Instead PD delivered and installed pure white overhead cupboards. Informed SS via text. Another time waste, similar to what they did with my facade windows. It’s human error and the lack to attention to detail. Just wondering what electrical provisions to be done prior so that this can be done post handover without any issues ? Any information is much appreciated. Thanks. Just wondering what electrical provisions to be done prior so that this can be done post handover without any issues ? Any information is much appreciated. Thanks. we're doing one. There are 2 options have a seperate transformer 240v to 24v then run underground a 24v line to the gate or run 240v to the gate IMHO it is far better to run 24v across your garden if you ever in the future put your shovel through it. In this way you can connect in the garage and run a pvc pipe with string in it down to the gate before landscaping and or concreting. The cost of the seperate transformer is only 200-300 bucks. Thanks for the response. Do we need a Junction box to be put on the sides of the house to provision for this or it can be sourced from somewhere else. We have asked for an electrical junction box to be placed on the external side wall of the Garage. PD has marked 15A box in electrical diagrams, the voltage still be 240V. So as suggested, i probably have to get transformer to step down the voltage to 24V then run the line underground from the external wall of the garage. Thanks again. At the handover, what does that look like? 1. Argus takes the wire through the ceiling and leave it visible? 2. Or the cable is left inside the ceiling near the noggin for an electrician to fishout? If it is #2 does it make sense to raise a variation for Argus to install a globe/chinaman hat, so that they have to fishout the cable. I'm trying to prevent possible damages to the ceiling by the electricians post handover.
