I wish I had refused to sign today so I had more time to remember everything that we found. I believe we found 99% of the defects but I keep remembering things that didn't get written down and I'm not entirely happy with all of their wording (not that we were given a copy). What crazy weather to do PCI in. We didn't get much out my way, though saw water in the local creek for the first time The rain cleared here just in time and it hasn't rained since. Mostly went ok. I went in with my angry pants on. We were surprised with an extra "senior" SS because our SS is still learning. This didn't help my mood. He doesn't know the history of our job so that didn't help. He tried to lay on a lot of bs and I'm proud to say I called him out on every bit of it! Things like they only need to undercoat the tops and bottoms on doors - NO it's in the VBA's guide to standards and tolerances, you have to paint it to the manufacturers requirements which is 3 coats. The main reason I was angry was because the painters again claimed that they did a third coat inside and a second coat outside yesterday, 2 of them the entire house in a day . Our SS had basically admitted on the phone that he didn't think it was done so I didn't want to do PCI today. It was clear inside that it wasn't all done, I think some walls were, but others very clearly weren't. The extra SS started out trying to convince me that if they said they did it they would of . By about half way through the house, after quite a number of walls covered in dirty marks, he changed his tune and told our SS that he needs to get the boss of the painting company to come and see it for himself. Most of all I'm upset that they constantly tried to rush me (after saying "don't put an end time on it" when we made the booking). Note to everyone Friday arvo is not a good time for PCI, everyone just wants to get home. I should have spoke up and said I won't be rushed and we can come back next week if you want. Still wouldn't commit to a handover date which is bloody inconvenient. Apparently we need to contact someone and request the final invoice. We had / are having the same debate on this issue. Some of our doors weren't even undercoated on the top and bottom surfaces. If they're Hume doors, then it even states on the attached sticker that the Guarantee is void if the entire door is not painted or sealed. Check your contract, but I think the standard allowance after PCI is no greater than 21 days for handover otherwise the builder is liable for liquidated damages. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
