Browse Forums Building A New House Re: JG King modified Heywood - finally exterior painting! 1321Nov 28, 2017 10:17 am Painting in progress! Hard to see them finishing the outside and an entire coat inside today. Private inspection is booked for 2pm today. PCI tentatively booked for 2.30 Friday with no end time. Curtain and blind install is booked for 8am on the 15th! This whole build has been a rollercoaster ride, now I feel like it's run away and we're either going to crash and burn or come to a safe stop somewhere . Very happy we went ahead with it. Thermal camera showed the insulation was even worse than I thought. This is after csr have supposedly fixed it twice already! PCI is confirmed for Friday. Mirror in bathroom and rangehood cupboard are finally done! Painters still have a lot to go they won't be finished today. All the best, I really hope it all comes together and you get a beautiful home at handover. Good thing on the inspection.. makes me so worried about my insulation. Re: JG King modified Heywood - finally exterior painting! 1325Nov 28, 2017 8:46 pm Wow what a beautiful facade you got there. And colour selections. And all the selections actually. Insetting the mirror is awesome, so meticulously detailed.. never seen that before Re: JG King modified Heywood - finally exterior painting! 1326Nov 29, 2017 4:33 am The house looks great. A few years ago after a red eye flight to fiji we didn't get our requested early check in and it was far past normal check in time by the time they had a room for us. We did get a couple of free drinks and a room upgrade but it was a looong day. Re: JG King modified Heywood - finally exterior painting! 1328Nov 29, 2017 1:28 pm Painters didn't show this morning! Hubby rang SS to see if we need to push back PCI, we don't want to inspect without the inside painting finished and the clean done. He believed they were going to be there today and into tomorrow if necessary, then clean Friday morning. So he will ring them and go by the house tonight and make a call on whether we need to reschedule for Monday or Tuesday. We got the our inspectors report off to him this morning and he also has the report of what needs to be done for COO. I'm not sure why it had already been inspected? It's clear to me that it wasn't ready as there is still no step in the garage and no lift off hinges to the toilets (which hubby pointed out a few weeks ago and said it would be a problem for COO ), amongst other things. Re: JG King modified Heywood - finally exterior painting! 1329Nov 29, 2017 1:41 pm ours was not inspected for COO till about a week after PCI. and the 1st clean was done the day prior to PCI. Has your bank booked in their inspection? ours was 1 week notice for inspection then they had to sight the COO abd then you pick up the cheque after they do their processing. So we had that booked in prior to PCI Also don't wait till morning of handover to pick up last payment as they messed us around with that as well. Broker said we just need that by the 18th to be in by Christmas. Re: JG King modified Heywood - finally exterior painting! 1331Nov 29, 2017 4:50 pm SO yes we had to have the COO prior to being issued the cheque, our broker however told us slightly diffrent but we asked for the invoice early and submitted to bank, being that it a cheque JG were not going to get it unless we were happy. they then book in the inspection and get it done. Once we got the COO we emailed though and then they released the funds for the cheque otherwise you will be at least one week from getting invoice/COO (at least that was the time frame we were told) yours might be done differently think was only our single experience. but if PCi is 1st and they want handover on the 8th...you will be pushing it JG King Lexington 240 Acreage build https://forum.homeone.com.au/viewtopic.php?f=31&t=87762 Re: JG King modified Heywood - finally exterior painting! 1332Nov 29, 2017 5:11 pm emts SO yes we had to have the COO prior to being issued the cheque, our broker however told us slightly diffrent but we asked for the invoice early and submitted to bank, being that it a cheque JG were not going to get it unless we were happy. they then book in the inspection and get it done. He says it, but I've been working on the 15th. We're not in any hurry to move so I've just been making tentative plans to move the week before Christmas. In regards to payment, we've been told 1-3 days for inspection, 5-7 days total from invoice and COO until cheque, and can't request until we have both of those. Re: JG King modified Heywood - PCI 1333Dec 01, 2017 10:25 am So despite this weather and the fact that our painters are ly1ng sacks of sh1! our PCI is supposedly going ahead today. SS didn't even pack his ladder this morning so we have to bring our own. New bath hasn't even been ordered . Caulking hasn't been completed which he has known about since the inspection on Tuesday . On the one hand I know the only way to truly communicate all of the outstanding issues is to meet onsite, on the other I don't believe the house is "complete" and he was specifically told that we would not do PCI until the 3rd coat of paint was done. Not sure I'm in the right frame of mind for this today. Re: JG King modified Heywood - PCI 1336Dec 01, 2017 10:56 pm Nico Don’t sign the form till your happy I needed this advice earlier . I wish I had refused to sign today so I had more time to remember everything that we found. I believe we found 99% of the defects but I keep remembering things that didn't get written down and I'm not entirely happy with all of their wording (not that we were given a copy). I don't believe this will be a huge problem with our SS I'm confident he will fix anything we discussed if I remind him, the other guy on the other hand... https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: JG King modified Heywood - PCI 1337Dec 01, 2017 11:31 pm aloenyx How did PCI go? What crazy weather to do PCI in. We didn't get much out my way, though saw water in the local creek for the first time The rain cleared here just in time and it hasn't rained since. Mostly went ok. I went in with my angry pants on. We were surprised with an extra "senior" SS because our SS is still learning. This didn't help my mood. He doesn't know the history of our job so that didn't help. He tried to lay on a lot of bs and I'm proud to say I called him out on every bit of it! Things like they only need to undercoat the tops and bottoms on doors - NO it's in the VBA's guide to standards and tolerances, you have to paint it to the manufacturers requirements which is 3 coats. The main reason I was angry was because the painters again claimed that they did a third coat inside and a second coat outside yesterday, 2 of them the entire house in a day . Our SS had basically admitted on the phone that he didn't think it was done so I didn't want to do PCI today. It was clear inside that it wasn't all done, I think some walls were, but others very clearly weren't. The extra SS started out trying to convince me that if they said they did it they would of . By about half way through the house, after quite a number of walls covered in dirty marks, he changed his tune and told our SS that he needs to get the boss of the painting company to come and see it for himself. Most of all I'm upset that they constantly tried to rush me (after saying "don't put an end time on it" when we made the booking). Note to everyone Friday arvo is not a good time for PCI, everyone just wants to get home. I should have spoke up and said I won't be rushed and we can come back next week if you want. Still wouldn't commit to a handover date which is bloody inconvenient. Apparently we need to contact someone and request the final invoice. First we have heard this! https://r.tapatalk.com/shareLink?share_ ... are_type=t Re: JG King modified Heywood - PCI 1339Dec 02, 2017 9:59 am bank Things like they only need to undercoat the tops and bottoms on doors - NO it's in the VBA's guide to standards and tolerances, you have to paint it to the manufacturers requirements which is 3 coats. ....... We had / are having the same debate on this issue. Some of our doors weren't even undercoated on the top and bottom surfaces. If they're Hume doors, then it even states on the attached sticker that the Guarantee is void if the entire door is not painted or sealed. Re: JG King modified Heywood - PCI 1340Dec 02, 2017 10:01 am bank Still wouldn't commit to a handover date which is bloody inconvenient. Check your contract, but I think the standard allowance after PCI is no greater than 21 days for handover otherwise the builder is liable for liquidated damages. I would never build with Fowler homes. I built with them in 2021 and till date maintenance issues are pending.
