I paid for a new house to be delivered within 7 months of settlement, not 18 months.. and to still be chasing issues 4 months after handover Hearing about the report from my neighbors has really made me nervous, have to remind myself not to worry about something until I know there is an issue. Only thing I can do is have an inspector come through, but part of me thinks that might be worst, because if they find heap of issues but the builder refuses to fix them, what then!! *Sigh* Its been such a long year.. I've been so sick this year, then all the house stress.. and work problems. I will not be sad to see this year end. When I first went with them, I could find NOTHING on them. There website hasn't been updated in 3+ years. Oo; I have this feeling that when I first went with them in 2014 they were probably a pretty good builder, and then between then and when my build started things went wrong.. just a real shame. Chances are there is nothing that will cause you any major issues or it would have already cropped up. I would check your own insulation and fix it yourself if necessary that way you know it is done properly. We are having the debate at the moment about inspector to check insulation with thermal camera or not. I'm pretty confident I know where our other issues lie so we would only be paying for the proof on the insulation. CSR have already inspected it and supposedly fixed it but their pictures were useless and proved nothing. Even if we get it camera-ed we won't be able to check the next fix without paying again. We asked about getting in the roof ourselves today but of course the answer was no due to ohs. Our SS is going to get the roof himself and take better pictures, he says if he finds anything he isn't happy with he will get them back again. Also he is happy to sign that if we find any further issues once we can get in the roof ourselves that they will fix them during the maintenance period. I can't see our SS lasting long with our builder though (he is too good for them) so his word might not mean much if he's no longer there. I have to keep reminding myself to be grateful that I have my own house and its nice and new, not everyone is so lucky. And none of the issues is impossible to fix. Eee, thats hard. Its an extra cost I'm sure you don't need, but with all your other issues I probably wouldn't take their word for it. I just hope your in soon, your build must be coming up for 12 months? Everything with this house and my life for the last few years has felt controlled by everyone else. I was only allowed to buy land and pick my builder because my parents approved, I was only able to get my bunnies and kitties because my parents agreed, my dad even named one of my cats, my dad decided on the landscaping for the house, my mum picked all my plants.. and dad even picked out my furniture. I just want to finally make a big decision for myself without having to have others approval first.. So as much as I know all my friends, family and workmates would be opposed to the idea, I'm thinking about fostering cats XD I've found a really good rescue group to work with and hopefully I will be able to foster some cats soon. If it doesn't work out, I am thinking I will get a third cat, but I hope it works out I really want to become involved in animal rescue. Mostly my own fault, I hate conflict so I tend to give in. My only fear for fostering kitties is if it will upset Cassidy, she's a sensitive soul. Only 8 and 1/2 looong months! Land settled about 14 months ago then we had all that council trouble. Contract on the build ran out on the weekend so we're into liquidated damages territory now. We've been with our builder for about 30 months . But still bloody painful when you're watching people finish in less than 6 months. We haven't had a single claim for a delay so as far as I'm concerned they're paying. Only place with holes is floor tiles. Wall tiles are fine. Concrete is probably shrinkage..but still annoyed as I paid 6k for upgraded slab and its full of cracks. The guttering along the porch is running back towards the garage rather than forward towards the drain pipe. When it rains water overflows and runs down the face of the garage. The problem seems to be that the gutter is lower at the garage end, then the drain pipe end. Unfortunately due to the garage fascia being where IT is, they can't just raise that end.. they would have to lower the corner of the porch.. on both sides to keep it even. The builder said though that they wouldn't do that because then water would pool in the corner and miss the drainpipe anyways oo; sort of wondering how this got past engineering??? I asked them to put the eave on the porch only, but they agreed.. so assume no issue. I don't know how they will fix this or how serious an issue this is. I would try to get an opinion before the builders plumber comes back so that you are informed. You could ask the VBA to take a look at it, that is what our inspector said to do about our box gutter/tapering capping issue if we want to push it further. That grout is not ok. Could just be a bad mix? But I'd be jumping up and down about that one. I would just monitor the cracks. If they aren't getting any bigger, they are probably ok. The tile grout though.. I'm probably going to get New Home Inspection to come around and do an inspection, don't need to spend the $700 but will be worth it for peace of mind, and to catch any major issues I haven't picked up.
