Builder agreed to fix the same issues that we had at handover and nothing else was probably hoping for too much..was hoping to get the carpet replaced and another coat of paint. He did fix the door handle and loose toilet roll holder while there. Guess Ill have to hire someobe to co.e fix the rest. Apparently most things are within tolerance or not structural so not their problem. I guess my own fault for handing over the final cheque without doing a through walkthrough, thinking they would be honourable and remember that they rushed me through walkthrough and took an extra 4 months to build my house and 8 months to START building. So many promises they made but didn't keep. Basically for those few things they MAY fix I shouldn't expect anything before January as they are busy up till Christmas. I'm not happy to be honest. I like my house, but the finishes are pretty bad and I was not happy with the way everything was just dismissed, I didn't think I was asking for anything unreasonable. I didn't even mention the crappy paintwork throughout. All in all, I've given my builder numerous chances to fix things. Every time they've had an excuse. I've held off reviewing them until now to give them a chance to fix things, but since it seems I'm on my own I will be doing a proper online review of them now and it won't be very nice. Unbelievable attitude! I'm so angry for you ! Did you have to sign anything to say the inspection was complete and this is what will be fixed? If not I'd be gathering evidence (standards etc) and then sending a blunt email with what you expect to be fixed. Regardless of what needs to be done to the porch they need to do it! They can't just put it in the too hard basket. Call the VBA and ask them what to do about a builder delivering non-compliant plumbing. Small cracks unfortunately aren't something they have to fix after handover. But if they get wider than 1mm they do, so keep an eye on them. For everyone else reading this, before handover EVERY crack is a defect, regardless of size, so make them fix them. The loose grout is absolutely his problem! From the guide to standards and tolerances: "Grout is defective if it becomes loose within 24 months of handover." The cleaning issues are his problem not yours. A leaking sink is not normal! Nor are scratched windows due to the cleaners. If the carpet is "just frayed" that is a defect as well, from the VBA guide again: "Joins in carpet and vinyl are defective if they peak, fray or misalign and are visible from a normal viewing position within 12 months from handover" The attitude of these builders when there is no men around is unbelievable! I have encountered it a few times during the build. Most of them get the message that I know my stuff pretty quickly but there is a noticeable difference with how they are when it's just me onsite verses when it's both of us. It's disgusting.
