Browse Forums Renovation + Home Improvement 1 Oct 09, 2017 6:50 pm We have a property that is 1920's and the house is very tired looking and we want to do a complete renovation with a budget of between $90-100k and we are not looking for high end renovation, a basic and modern looking will be fine! The general work that needs to be done are: - New freshly painting inside/outside house - New kitchen reno including appliances - New bathroom - As we have wooden timber, we can just repolish the whole thing so no replacing needed - Change wardrobes on all 3 bedrooms - Change down lights - Change 6 old doors So is it possible to do within 90k to 100k budget? And because there are soooooooooo many builders to choose from, which ones would you recommend? Providing: 1. No Structural changes 2.The house is compliant with the current NCC 3. It requires relatively simple fixes and repairs You will need to specify & quantify the work, ie m2 of painting,flooring, etc, then apply realistic rates and check the (3) builders quotes, beforehand Knockdown rebuild upgrade costs for major reno .... and here Getting the best Info, Data and use from a site/project Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Recommended Sydney builders company for major renovation 3Oct 12, 2017 10:47 am Sorry for the late reply Thank you for the info Yes, there is minimum structure But I have had a few quotes from builders and they were all average 120-150k which is out of the budget I am wondering given we have time and will move out anyway while doing the reno, would it be a best if we hire the tradies seperately oursevles i.e. painters, kitchen reno, bathroom, handyman for little things, etc I am not sure if doing that will be cheaper given we handle oursleves? Or its not as easy as we think? Re: Recommended Sydney builders company for major renovation 4Oct 13, 2017 9:03 am gobear you should save on Builders Margin & Profit but be mindful that some trades take advantage of owner builders and charge more, take short cuts and try it on ...if you get my gist You need to have proper.Species, Drawings, Details and Quantities, then estimate a fair price yourself, Why: 1.Proper illustrative drawing and quants are self explanatory when you are negotiating with trades..they know to/what's included 2.Avoid situations where tradies say "I didn't include that in the price.... it will be extra?" Ouch 3.Taking longer than necessary..hence costing you more 4.Screwing up the following work for other trades 5.6 etc OT..There are plenty of Building Information Modelling (BIM) apps to use in navigating your way to a successful build But it all starts with having the right 3D Model, engineering..then the BIM Data plugs into Google/spreadsheets using metadata,scripting, automation, analysis, simulations, etc,etc.. Nothing beats a word of mouth recommendation to get the ball started and to head in the right direction. I am more than happy to give the OP a personal recommendation of a builder in Sydney should they require. faultless is hard to find, talk to your builder because it has real potential to hold up the schedule so needs to someone they work well with.
