We are happy with having a smaller leisure as such. Something we really want is the rear balcony all the way through. Yea that's right, its been a bit difficult to find a home design/floor plan that gives us everything. Cheers! The block is actually 15.25m but with the setback requirements, we are left with 12.25m for the house. With both Madison & Kyalami, dont know if there is an option to have a rear balcony all the way through? I was more after something like Henley has -- Cullen/Emporio series have an option to upgrade to alfresco/rear balcony and it goes all the way through at the rear. Cheers! Re: Floor plan with a rear balcony 10Oct 07, 2017 10:37 pm When we were thinking of building the Madison, we had the alfresco extended all the way across the rear of the house. My assumption is that if they extended the alfresco (so the grand alfresco + the rear of the house), you could do the same with the balcony. However, it wouldn't be that cheap. The extended alfresco was in the vicinity of $10k but that included site works for our very sloping block. The disadvantages of project home builders though is that they don't offer that much in the way of flexibility, and if you're doing large config changes then they cost a lot. It looks like the Emporio 34 or 39 meet most of your requirements for the rear balcony, the other thing you could try for the Cullen is to request setback dispensations. However some project are reluctant to suggest that as it can hold up the approval process. You really are best to go and see the displays and talk to the sales consultants to see what modifications are possible. Re: Floor plan with a rear balcony 11Oct 07, 2017 10:55 pm Thanks PVBuild. Yes that's right. We have found that most of these builders are saying a no to any structural changes. Tried this with Henley and they said Cullen wont fit on our block. They indicated that they can't do any changes as since a month or so, the head office is cracking down on them for any custom changes. Also with Porter Davis, when we asked about a plan we liked, they said they can't make a plan smaller to fit in a block as such. We will try some of other builders tomorrow and see how it goes. So unless we go for a custom build, it looks like we may have to compromise a bit. So we may need to choose whether we have the leisure at the back or the master bedroom at the back (and that would open up to the rear balcony with the view) I wanted to pose a question to everyone and get some feedback. What room would you rather prefer to have at the rear when you have a view at the rear. Would you have the leisure at the back and have the master at the front or would you prefer to have the master at the back with the view and the leisure at the front instead. The street is very nice and quiet and so as such there is no issue with noise or anything of that sort at the front or at the rear. Wanted to know if anyone knows of any disadvantages in having either of the rooms at the back. Thank you again! Cheers! I don’t usually hang out in my bedroom so if I was to sit somewhere and look at a nice view to have a drink or read a book I would do it in a rumpus room. Yes I agree with you. Inclination is definitely towards having the leisure at the back. When I had googled previously, I found that plans have the master at the back when there is a view at the rear. And hence I thought I will pose the question in this forum and see if there are any advantages of having it that way that I may have missed out on.
