Was a good day and the lady presenting to us was great. It was actually amusing to hear her tone switch from presenter to casual and back again so often Ended up sending her off to re-do the tender document about 5 times and came out with $67,000 worth of upgrades and additional costs (our site costs take a good $50k chunk of this and Inspired Homes offer is $15k of upgrades of choice so just a $15k credit added). I'll list our upgrades below and happy to share prices if anyone is curious. Nib wall to the garage as it will be built on the boundary line S type gutter for the same above reason Recycled water connection Velux skylight w plaster lined shaft to kitchen Awning windows to bedrooms only Double cavity sliding doors between main living area and kids zone Sliding cavity door to ensuite (original floor plan has no door) Hinged door to WIR (floor plan had no door) Downgrade to laundry door, now just a plain timber door with window Privacy looks to bathrooms and powder room Sound proof insulation batts to bathroom/laundry walls that share walls with bedrooms/living areas Heating vents to both bathrooms Added a basin, mirror etc to toilet to create a powder room Electrical upgrades Overhead cabinets to laundry Extended bench top in laundry Rebate to overhead cupboards in kitchen to accommodate LED strip lighting Sheen finish to kitchen cupboards Upgrade kitchen bench tops to cat2 stone Waterfall edges to island bench Starfire glass splash back Additional linen cupboard in entry hallway Shelving set in WIR Niches in showers Upgraded tiles in showers and laundry splash back & labour costs for selected tiles Upgraded feature tiles in bathrooms and powder - mosaic style Flue range hood to outside rather than roof space Phew what a list! And then we have to think about permits, our flooring done by someone else, landscaping, driveway, blinds, fencing, cooling, security doors, independent inspections, new furniture .. the list never ends! Not sure about arden. I also looking to do the ducted rangehood to expel fumes outside. cooking fumes My Cousin is building with Mimosa and last week was charged $850 and another friend built with JG king and was charged 450. I'm also considering Inspired homes, want to know bit more. Hi! Inspired just do the floor plan design. They are small so don't employ their own builders/tradies and so they give Arden that task. I'm sure there's some sort of agreement in the background to benefit both companies. The inclusions with Inspired are slightly different but a lot of it is the same as Arden. Inspired's designs are very focus on their wonky kitchen and they push hard to keep it in the design. I'll be honest I hated it at first but my hubby convinced me to go back and have another look and here we are. I like the fact that while we dealing with Arden we do have the backing of Inspired to fall back on if something goes wrong. That being said everything has been smooth sailing so far and we are very happy with Arden to date. Contracts have been signed, deposit paid and now we play the waiting game for our land to settle. It's all very exciting and scary. We had to make a change to the alfresco. As it is quite small it doesn't meet the inhabitable light to a room (or something like that) rule. The ratio of openings to alfresco area needs to be 30% and we were sitting at 22%. At tender they mentioned we may be able to apply for a dispensation to keep as is however when putting the final docs together they said it would be highly unlikely that we would be granted the dispensation. So we have had to change the sliding door to a french door, the window to another set of french doors and the smallest window has been deleted and is now wall. Came out as a cost of $1.5k ish. We also had the option of stacker doors but chose french as they were cheaper. We only had to upgrade the ceiling insulation to achieve 6 star energy rating which is awesome as minimal added costs there. Final plans are below: Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ The appointment went well although the draftsman (person?) has missed a few of our upgrades on the plans. These have already been fixed via variation. As far as I am concerned we are good to go. Our land is due to title in quarter one next year, so February or March. We drive by every week and it looks like it's on track, but who knows right? Exciting news is the entrance to our street from already established streets has been bitumened but doens''t extend down to our block quite yet. You know one of my friends is Erryn and she goes by Ezza it's like I'm talking to her, but not lol. French doors are lovely, the set in the lounge room will be rarely used though as the couch will be in front. I asked my CSA today and they said no can do, grrr. Hopefully I have a good SS who lets me add them during build as ideally I'd like all the locks keyed alike. Yeah I agree, hopefully my SS will be a bit more lenient than the CS people. Dont care if I have to go buy them from Bunnings myself if they can install.
