There's days and days in a project build, where no-one shows up. That doesn't happen, when you organize trades yourself. My parents were owner builders, and I had a lot to do with that, so I can paint and tile myself, do waterproofing etc etc. I also think you get a better deal by negotiating with trades yourself. This time we went project because hubby has no time, and I think he was a bit nervous about letting me organize trades. Now he'd do it himself, in an instant. Builders are so afraid of losing sales that they will be less than completely honest about some things, just to get you over the line. I think after all our delays, hubby would be happy to do it another way. However this is the retirement house, so we won't do it for our family home. If we do the knockdown and rebuild x 2 that we're thinking of with our investment property, then I would not rely on a builder for timelines. I'd get them to lockup, and go from there myself. Far easier for me to chase up delayed orders and know what's going on than some harassed site super with twenty projects on the go. I've been building from overseas so have left everything to the builder and I think I might have gotten lucky because I haven't really had to do much and the inspector's report was fine when they went. I would do it again and would try to be as hands off as possible, as it's less stressful that way. Although if I lived nearby, I know I'd be driving past the site to check it out pretty often. I feel like we have gotten better value for money having built ourselves. We got exactly what we want. We are not all that picky about design and we found something that ticked every box with a bulk builder (Boutique) so it was very easy, really. The problem is building a house is so exciting, you want all those wow moments as it goes up too.. hard balance. Saying that I would love to build again to correct all the things I missed and take more time on the layout and your lifestyle. Also would save more money for the outdoors living cause it's sooo expensive. Love my house now and I'm not moving any time soon. Re: Would you build again? 11Sep 29, 2017 3:58 pm Joker I would build again, great experience with house number 3,used a project manager whom controlled my build with me being the owner builder, saved 100,000,s of dollars while getting top quality with many features way too expensive with volume boys. Ended up with a house with a different look to most big builders, did lots of work myself also, but only if I could achieve really high standard, was rewarded with that feeling of amazing satisfaction and put huge equity into my home, if the right people are found, amazing results can be achieved, at great prices. I would like to build but not with Volume, with Private builder, but also would give a try as owner builder similar to what you have achieved. I don't have emotional attachments to houses, not even this new one! Then again, I'm ASD... I'd leave it tomorrow and not look back if I had to. I want to move in for the practicality of it! I couldn't buy a ready house now, I think, because the layouts are generally all so bad, and the room sizes are like postage stamps. Hubby gets attached to them; he's getting emotional about leaving this tiny house, because it was the first one we had after we were married. I can't wait to go!
