Reconfigure house as per plans, including: * Provide a 6240mm long x 6870mm wide "L" shaped outdoor living area with three (3) 90mm x 90mm painted timber posts, in lieu of standard. * Provide a 3460mm long x 5430mm wide living room. * Delete media room, including to delete double hinged doors. * Provide a 1630mm long 2750mm wide laundry to rear of garage in lieu of standard. * Increase length of master bedroom to 4300mm. * Provide a 1780mm long x 5000mm wide ensuite in lieu of standard, reposition toilet enclosure, shower enclosure, vanity unit as per plan. * Provide a 1800mm long x 5000mm wide walk-in robe to rear of ensuite in lieu of standard. * Delete entire walk-in linen, including shelving, reposition internal hinged door to walk-in robe. * Delete IT hub, including laminate bench top and recess. * Provide a Hume XF3 half glass hinged external doorwith clear glazing to laundry in lieu of existing sliding door. * Provide revised promotional floor coverings, including timber look flooring to living room in lieu of carpet. * Provide a built-in cupboard with vinyl door and built-in linen adjacent to rear of garage. * Please note includes credit for the removal of bath from the ensuite. -$350 Internal modifications

Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much. Good luck.
