Browse Forums Building A New House Re: Building With AllCastle Homes 30Sep 19, 2017 9:42 pm Hi all Would you guys be getting the 25th birthday prom if you have not signed your tender ?? This promo seems to be the same as previous one but includes the ultra infinity pack at no extra cost.. I have noticed AC JACKED up the base price for geandworth Newbury mkII BY $6000 too ! Be interesting if they will charge us for it when we signed right before end of august but the tender fee only charged on 1st of Sept ( I wonder why ) Also visited their head office to suss out the selection style.. seems to be on par with Clarendons life style studio which is good to see. I either missed it or they don't have any tiling section which is a bit odd.. Wifey is all geared up for the design and will be fun 6 + months of planning for sure Stan Re: Building With AllCastle Homes 32Sep 21, 2017 7:20 pm Thanks L The tender is taking 3 weeks and with $6k price rise .. will be fun negotiating with the if we go ahead Stan Re: Building With AllCastle Homes 33Oct 23, 2017 1:35 pm Something_Wrong Hi Levane T and OnetonneSam We are just starting on the Journey, originally we were going with Clarendon but they wouldn't build on the block we are looking at even though the slope isn't massive. The block slopes front to back about 1.2m over 10mtrs then levels off. All Castle came and had a look and said they would build, we still have to Neg the contract for the Grand Newbury 37Mk11 but was trying to get a decent estimate. Base Price is $387,000 and we have been told to allow $50 - $60k in site cost because of the slope. I know its dependent on the upgrades but we have budgeted a all in price of $650k to Knock down and build and a contingency of $40k Do you think this is a feasible price or are we dreaming,? Base House $387,000 Site Cost $60,000 Knock Dwn $25,000 Da Cost $25,000 Total $497,000 leaves us $153,000 for upgrades / front fence and minor landscaping Hi, we built with ACH and in the Ryde area and moved in six months ago. Be very careful with a sloping block and building with any high volume builder. Most of the high volume builders will only build on a slab, where as with a slope block, you might be better building on piers and having it designed by an architect. Some of the houses are so high or so low that access to the garage is very difficult and looks strange. Re: Building With AllCastle Homes 34Oct 23, 2017 1:46 pm Mojitostan Thanks L The tender is taking 3 weeks and with $6k price rise .. will be fun negotiating with the if we go ahead Stan Just don't rush into it. Unfortunately, they will keep putting the prices up every six months and they will have no problem telling you this to pressure you. The other costs we incurred were for additional piering, additional drop edge beams, removal of 3 trucks of soil, plumbing cost to connect water from property to the street (this is the owner's cost), hydraulics engineer. If for some reason you are in a Flood Zone, you will be required by Ryde Council to substantially raise the height of your home. You need to ask the builder to show you, at your place, where your floor level will be. We are not in a flood zone, but our house was raised more than we knew. I wish we had asked someone to come out and show us exactly where the floor level was going to be before we signed off on the plans. If your house has to be raised, the cost will be significant due to drop edge beams, piering and additional landscaping. Re: Building With AllCastle Homes 35Oct 25, 2017 7:00 pm Thanks Tara We have now accepted the render and will be going forward to the plan and external stage. Did you upgrade your ceiling to 2.7 m ?? If so is your rear stalker door increased to 2.4 m like other internal doors to 2340. ..? Can you also share who you use for the hydraulic ? And if you managed to avoid onsite detention ? I Am also decide if we going to go ahead with terracotta roofing and steel frames. Decisions decisions Stan Re: Building With AllCastle Homes 36Oct 26, 2017 12:44 pm on site detention depend on the hydraulic engineer calculation on the roof area and the rainfall of your area. it is hard to argue if it is require. AC leave this to the owner to deal with the hydraulic engineer. You have to pay for the design. Rainwater tank can be use for the purpose and will end up bigger capacitive tanks, My one is 10K litre sit on the backyard. Re: Building With AllCastle Homes 37Oct 26, 2017 1:43 pm Thanks L I don’t mind onsite if it frees up my side given we are going with CDC SO HAVE 2.6 meter side access. ( easier for pool if needed ) Will let you all know how I went later . Can you all share the company and cost for the hydraulic design and report ? AC RECOMMENDED EZE WHICH IS Not too bad for $2200. Stan Re: Building With AllCastle Homes 38Oct 26, 2017 2:03 pm Hydraulic Eng will need your house drawing and the pipe/storm water pipe location for the design. More money to pay for locating the pipes. I also have a 2.5m side access drive so also prefer to put the big water tank at backyard. You need to check if any sewer or water pipe run across your land and that limit where to put the tank. Decisions decisions Stan Hi, yes we had the Easybuild package which included the higher ceilings. I think it's 2.6m. We have the double stacker doors in the back, but the height of those doors are standard. The other internal doors are higher. We also opted to go for the front door lower than the one that came with the package. The reason was that I didn't want the taller front door was because it was mainly made of glass. All the tall doors in their range were mainly glass. We got the solid timber door, same width, I think it's 2100 high but with the 4 glass panels in it. We used Ezy Hydraulic and I actually found him very good and very quick. Thankfully we didn't need the onsite dentention. You need to check if any sewer or water pipe run across your land and that limit where to put the tank. We put our rainwater tank, hot water and airconditioning unit all on the same side. That way it freed up one side completely for us. We are lucky though as we have 2 metres on one side and over 3 metres on the other side. We had to come in 3 metres from one side as we are on a corner block and also required to have the side articulated which cost around another $4,000. Ask for references and speak to them.
