There is so many decisions to make when building.. Re: Coral Homes - Modified Grange 29 50Sep 08, 2017 8:24 am Dylandbrooke bestspecials That's great. We have some allowances put in at the moment, but SC wants to wait until they can get on the block to do soil testing to make sure they are giving us the right site allowances. This was our tender letter from head office Re: Coral Homes - Modified Grange 29 51Sep 08, 2017 9:14 am bestspecials yes, the site allowances can add thousanddssssssssss and thousandssssssss! We were so lucky that we had s class soil - which is one of the best soil types. So not alot extra for our site costs, thankfully, as that meant we could afford extra upgrades. We have included $20000 extra for site works as ours could be H2 or E. Hopefully no worse than H2!! Fingers crossed but they can't do soil test until early October. The more time I have to look at the plan, the more I change and the more questions I ask. Aaahhh!! Re: Coral Homes - Modified Grange 29 53Sep 08, 2017 9:40 am bestspecials sheesh thats alot for extra site costs!!!! Hopefully you get a nice little suprise and get a bit of a refund 😉 Haha i found that the longer things took, the more changes i found to make! Better for you though! By the time your land is ready to go, your house will be changed to exactly how you want it -perfect! Re: Coral Homes - Modified Grange 29 54Sep 08, 2017 10:28 am We are hoping we added in enough, SC seems to think there should be extra. I keep finding upgrades I want to do, kitchen especially and shelving upgrades. I also want a fancier façade so things just get more expensive. Your house and mine look fairly similar now, so can't wait until you start to see how it all looks. Re: Coral Homes - Modified Grange 29 56Sep 08, 2017 11:19 am Haha our houses are very similar!! We even changed our living area to have double cavity sliders too! I would have loved a better facade - but we are almost $60k over the base price, so we had to make some cuts!!! The better facade and colourbond roof had to go.... but then i chucked in profile/shaker cabinet doors priced at $2500 🤤 oh and we increased the size of our stacker doors (the upgrade for this wasn't much, so check it out - ill give you the exact price when my final tender comes through) i cant stop making changes! They better quickly do my contract before I keep going.... Re: Coral Homes - Modified Grange 29 57Sep 08, 2017 11:31 am Dylandbrooke Haha our houses are very similar!! We have also made the house bigger (.5m extra in garage) and pushed and pulled walls to make it the way we want and much bigger outdoor area. May as well get it right!! Re: Coral Homes - Modified Grange 29 58Sep 08, 2017 11:38 am bestspecials oh we had only budgeted for 50k over our base price and another 25k for the driveway, patio, fencing and basic landscaping after handover. But yes thats true - the base price really does mean nothing!! Re: Coral Homes - Modified Grange 29 59Sep 08, 2017 11:46 am Dylandbrooke @bestspecials oh we had only budgeted for 50k over our base price and another 25k for the driveway, patio, fencing and basic landscaping after handover. But yes thats true - the base price really does mean nothing!! @Dylanandbrooke We are actually allowing $110k over the base price to have everything finished, we know the driveway, fencing and landscaping will be expensive. I don't really want to use it all, but at least we have allowed for it. Re: Coral Homes - Modified Grange 29 60Sep 08, 2017 11:54 am bestspecials .... 😕 can i please have your budget?
